Residential Project Manager

About the role

Schaeffer Homes is looking for a Project Manager to round out our production team and help deliver high-quality new homes to clients. Project Managers put in long hours, with some nights and weekends, often in challenging weather and tough conditions to get the job done. We will train the right person from the ground up, but you must bring an excellent attitude and willingness to work hard and gain new skills and knowledge every day. The individual will be professional at all times in both demeanor and personal appearance, demonstrate exceptional organizational and time management skills, and be a highly intelligent self-starter who can jump in and get it done. The successful candidate will have an aptitude for construction tools, equipment and techniques, be comfortable interacting with a wide variety of people in endless circumstances, and above all be passionate about building and delivering exceptional new homes in New Jersey.

Requirements

• High school diploma or GED
• Ability to read/write English at a 10th grade level
• Experience with another home builder (regional, national, local, custom, or production)
• Professional demeanor, emotional aptitude, and appearance
• Excellent communication skills, both written and verbal
• Intelligent, highly organized, ambitious, with good time-management skills
• Willingness to submit to hiring assessments, including a personality profile and a written math and abstract thinking test
• Comfortable using technology, particularly mobile technology

Responsibilities

• Manage 5–15 concurrent new home projects at any given time
• Build exactly what was sold or specified, on-time, on-budget, free of defects, and at Schaeffer Homes' published standard of quality
• Work with trade contractors and in-house trades, doing whatever is required to keep the job moving forward
• Maintain the security and safety of all building sites
• Attend weekly departmental meetings and client meetings
• Complete daily quality assurance on every home under management
• Ensure all work complies with relevant building and safety codes and regulations
• Find creative solutions to jobsite issues that arise
• Inspect and check in material deliveries, ensuring deliveries match what was ordered
• Fuel and help maintain company trucks and other machinery
• Maintain a results-oriented, even temperament and professional appearance and demeanor at all times
• Lead and direct by example, accept responsibility, never blame others
• Serve as an excellent brand ambassador for Schaeffer Family Homes, protecting both the brand and the bottom line
• Willing to jump in and help whenever and wherever needed
• Willing to work long hours, including some nights and weekends without complaint if required by construction or project closing schedules
• Commit to continuous improvement and learning something new every day
