About the role

The Residential Building Engineer plays a crucial role in maintaining and repairing building systems in residential environments. This position ensures high service standards by promptly addressing maintenance requests and managing external vendors. Key responsibilities include responding to resident requests, diagnosing and troubleshooting issues, and ensuring compliance with safety regulations.

Responsibilities

  • Respond promptly to maintenance requests from residents, management, and internal departments.
  • Prioritize tasks and communicate updates to the Engineering Supervisor or Manager.
  • Diagnose and troubleshoot mechanical, electrical, plumbing, and appliance issues.
  • Perform routine preventive maintenance on HVAC, electrical, plumbing, and architectural systems.
  • Adjust and maintain HVAC systems to ensure comfort and energy efficiency.
  • Manage chemical treatment and testing for heating and cooling systems; report anomalies.
  • Maintain accurate logs and records including meter readings, maintenance forms, service requests, and inventory reports.
  • Ensure compliance with all applicable safety, health, and environmental regulations.
  • Aid in the training and onboarding of new engineering team members.
  • Maintain the cleanliness and functionality of all MEP systems and mechanical areas.
  • Supervise and coordinate third-party contractors and vendors as needed.
  • Perform all other duties as assigned.

Qualifications

  • Intermediate knowledge of electrical, mechanical, HVAC, and plumbing systems.
  • Proficient in using hand and power tools, meters, and diagnostic equipment.
  • Ability to read technical manuals, schematics, and utility meters.
  • Strong troubleshooting skills with mechanical and electrical systems.
  • Basic computer proficiency and ability to use work order management systems.
  • Excellent communication and customer service skills.
  • Ability to work independently and collaboratively in a fast-paced environment.

Requirements

  • High school diploma or equivalent.
  • 4+ years of building maintenance or construction experience in residential or hospitality settings.
  • Minimum 3 years of hands-on experience with commercial HVAC systems.
  • EPA Universal 608 Certification (preferred).

Work Environment

The schedule for this specific role with our Engineering Team is Monday through Friday 9am to 5:30pm. Must be available to participate in a rotational on-call schedule for urgent building or system-related issues during off-shift hours. Must have the ability to maintain balance and mobility, including climbing ladders and working on narrow or uneven surfaces. Must have the ability to bend, stoop, kneel, crouch, crawl, and reach in multiple directions. Must have the ability to stand and walk for extended periods and move between work locations. Must have the ability to push, pull, lift, and carry materials; heavy work may involve exerting up to 100 lbs occasionally, 50 lbs frequently, and 20 lbs constantly. Must have the ability to grasp and handle tools, materials, and equipment.

Compensation and Benefits

The compensation for this position is $27 to $32/hr. The position is also eligible for an annual bonus and other employment-related benefits including, but not limited to, medical, dental, and vision benefits, 401K retirement plan, and paid-time off.
