Residential Construction Project Manager

At Nelson Exteriors, the Project Manager is the most critical role in the company. You're the person standing between a signed contract and a five-star review. You own the job from the moment materials are ordered until the homeowner shakes your hand at the final walkthrough. You manage the crews, the budget, the timeline, and the relationship and you do it across multiple active projects at the same time.

At Nelson Exteriors

For over 48 years, Nelson Exteriors has been a trusted family-owned exterior remodeling business in Atlanta, Georgia. We've helped over 10,000 homeowners fall in love with their homes again, specializing in siding, roofing, windows, doors, decks, painting, gutters, and outdoor living spaces. Our reputation speaks for itself: we maintain an average 4.8-star rating across Google, Facebook, and Nextdoor because we stand by our promise: "Love the way your home looks."

The Role

As a Residential Construction Project Manager, you will oversee exterior renovation projects from pre-construction through final walkthrough, including siding, roofing, painting, decks, windows, gutters, and outdoor living spaces. You'll manage multiple active projects simultaneously, coordinate crews and subcontractors, maintain direct communication with homeowners, and ensure every job is completed on time, on budget, and to the standard that has earned Nelson Exteriors its reputation over nearly five decades.

Key Responsibilities

  • Own the full lifecycle of each assigned project, from material ordering and crew scheduling through final walkthrough and payment collection
  • Oversee daily on-site progress of multiple active projects across Metro Atlanta
  • Manage and coordinate company crews and subcontractors to ensure work is performed to Nelson Exteriors' quality standards
  • Communicate proactively with homeowners, set expectations, provide regular updates, and address concerns before they become problems
  • Order and organize materials for each project, coordinating deliveries with the Job Runner and suppliers
  • Ensure projects are completed on time and within budget by tracking costs, flagging variances, and managing change orders
  • Enforce safe construction practices on every job site, every day
  • Perform quality inspections throughout the project and at completion
  • Handle crew payroll tracking and project-related documentation
  • Manage project records and updates in our project management software
  • Solve problems in the field quickly and decisively including weather delays, material issues, crew challenges, homeowner concerns

What We're Looking For

  • Minimum 2 years of hands-on construction experience so you understand how exterior renovation work gets done, not just how it looks on paper
  • Working knowledge of exterior products and their application: paint, siding, roofing, decking, trim, and related materials
  • Strong understanding of safe construction practices and quality craftsmanship so you know the difference between "good enough" and "done right"
  • Excellent communication skills so that you can talk to a homeowner about their concerns at 9 AM and hold a crew accountable at 10 AM, and both conversations go well
  • Attention to detail and a standard of quality you refuse to compromise on
  • Leadership mindset requiring you to take ownership of your projects, your crews, and your results
  • Strong organizational skills so you can manage multiple jobs, timelines, and moving parts without things slipping
  • Problem-solving ability so when something goes wrong on-site (and it will), you fix it calmly and quickly
  • Clean driving record is mandatory
  • Experience with similar construction project management software is preferred but not required
  • Comfortable with technology because you'll use a company laptop, phone, and tablet daily

Compensation and Benefits

  • Performance-based compensation with total earning potential up to $120,000
  • Company truck, laptop, and cell phone
  • $400 monthly gas stipend
  • Health, dental, and vision insurance
  • Paid time off and paid vacations (available after one year)
  • Retirement plan with company match (available after one year)
  • Weekends off

Why This PM Role Is Different

  • You manage the full project, not just a piece of it. At larger companies, PMs get siloed into scheduling or client communication or field oversight. Here, you own it all. That's more responsibility and more satisfaction when the homeowner loves the result.
  • You work for a company with a 48-year reputation. Our 4.8-star average means homeowners trust us before you walk in the door. You're not fighting uphill against bad Yelp reviews.
  • You're supported, not micromanaged. We give you a phone, laptop, and the training you need and then we trust you to run your jobs. We're here when you need us, not hovering when you don't.
  • Weekends off. In construction, that's rare. We mean it.
  • Your earning reflects your effort. $120K isn't a ceiling -- it's what our top PMs earn because they run their projects with excellence and ownership.
