About the role

Performs a variety of administrative tasks geared toward the goal of maximum occupancy by qualified residents. This position is considered an essential function to the operation of the community; consistent attendance is required.

Responsibilities

  • Abides by Fair Housing Laws.
  • Monitors and administers Tax Credit, Bond, and other affordable program compliance for all new applicants and recertifications in coordination with the Community Manager.
  • Assists with audit preparations and corrections.
  • Maintains WTCMS and other applicable databases for accuracy; stays abreast of changing regulations and updates files as needed.
  • Assists with tours of apartments to prospective residents.
  • Runs credit reports on prospective residents.
  • Prepares lease packets.
  • Inspects apartments prior to showing them.
  • Maintains logs of traffic through the property.
  • Leases units.
  • Provides information over the telephone to prospective residents.
  • Maintains a visible public relations attitude toward current and prospective residents.
  • Occasional duties include typing and filing property-related reports, assisting with rent collection, bank deposits, general errands, and resident retention activities.

Requirements

  • High School Diploma or GED.
  • Current Fair Housing Certification.
  • Valid Driver’s License (if operating a vehicle).

Skills

  • Advanced real estate training, including tax credit and BOND compliance (preferred).
  • Familiarity with Landlord-Tenant and Fair Housing Laws (preferred).
  • Prior experience in a leasing position (preferred).

Physical demands

  • Typing, walking, bending, stooping, reaching, climbing stairs, or standing for periods of time.
  • Ability to lift and move up to 50 lbs.
