About the role
The Resident Representative is responsible for welcoming and engaging prospects, residents, and guests in person and by phone, preparing and processing application packages, leasing units, providing excellent customer service, and identifying marketing and selling opportunities.
Responsibilities
- Maintains detailed knowledge of the apartment community, amenities, and community.
- Provides daily inspection of show apartments and model appearance.
- Handles all aspects of leasing apartments, including greeting prospective residents, touring the community, closing sales, processing applications, typing leases, following up with prospects, and obtaining signatures for completion of leases/paperwork prior to move-in.
- Consistently documents prospect phone and email contacts; accurately completes the market survey.
- Maintains an acceptable closing ratio.
- Collects and secures rental payments.
- Produces reports in a timely, accurate, and complete manner, including the monthly market survey, locator log, and commission sheets.
- Assists in marketing, monitors the accuracy of advertisements, and takes appropriate action to correct; accurately and consistently documents traffic marketing sources.
- Assists in leasing events, promotions, and weekly outreach community marketing.
- Posts to advertising sources daily as directed.
- Maintains organized community office files.
- Maintains working knowledge of Fair Housing laws, rules, and regulations concerning apartment leasing and management.
- Assists in inspections of vacant apartments and takes appropriate action to prepare them for move-in.
- Promotes resident retention by assisting with the renewal program.
- Reports any observed maintenance problems.
- Adheres to and complies with company safety policies and rules; utilizes safety appliances as required.
- Must always be courteous and helpful to residents, prospective residents, and co-workers.
- Must be available for overtime, weekend, holiday, and evening work.
- Performs other duties as assigned.
Requirements
- High School education or equivalent.
- Ability to read, write, and comprehend the English language.
- Bilingual in English/Spanish is a plus.
- Strong Microsoft Office skills, especially in Excel and Word.
- Previous apartment leasing or sales experience.
- Mathematical skills to calculate pro-rations.
- Excellent telephone and communication skills.
