About the role

The Reserve Analyst creates Reserve Study Reports for homeowner associations (HOAs) and condominiums, guiding the fiscal management of association budgets by outlining repair and replacement plans for major physical assets. This role requires independent judgment, discretion, and coordination with divisions to meet reserve service needs.

Responsibilities

  • Develop relationships with internal and external clients, including Division leadership, Community Association Managers, and Association Board of Directors.
  • Train Reserve Specialists or team members on department-specific best practices, processes, and work product.
  • Research the unique history and needs of each community to inform reserve studies.
  • Review historical capital expenses, current deficiencies, reserve fund balances, and contribution rates; forecast future balances and rates.
  • Conduct site inspections to observe common area elements, create asset inventories, and record conditions.
  • Estimate costs for maintenance, repair, and replacement of physical assets.
  • Create timelines for anticipated repairs, including vendor and permit needs.
  • Develop and present a 30-year funding plan to the Board of Directors.
  • Partner with Assistant Director and Division Leadership to set pricing, timelines, and education for reserve seasons.
  • Educate management teams on core Reserve Study concepts and lead training for Community Association Managers.
  • Serve as a resource for Community Association Management teams and other internal partners.
  • Provide direct training and support to Association Boards of Directors and management teams.
  • Perform other duties and special projects as assigned.

Requirements

  • Bachelor’s degree preferred.
  • Two (2) years minimum experience in reserve studies preferred.
  • Strong foundation in accounting, project management, and sales.
  • Ability to intuitively assess the financial needs of HOAs.
  • Proficiency in Microsoft Outlook, Excel, and Word; intermediate skills a plus.
  • Comfortability learning other software applications.
  • Strong conflict resolution, multi-tasking, and time-management skills.
  • Excellent written and verbal communication with high-level customer service.
  • Ability to work independently and as part of a team with minimal direction.
  • Valid driver’s license, vehicle insurance, and driving record in compliance with Company policy.
  • Ability to travel occasionally, including overnight stays, to meet business needs.

Schedule

Monday–Friday, approximately 8:00 am–5:00 pm. Occasional long hours, including overnight travel, may be required.
