Responsibilities
- Oversee and coordinate the administrative needs of the land management team, including answering phones, typing, preparing correspondence and reports, maintaining filing systems, opening mail, copying, faxing, scheduling meetings, maintaining office supplies, making travel arrangements, and related activities.
- Investigate questionable areas on reports or received information and make administrative decisions.
- Process confidential records such as invoices, time cards, purchase‑card statements, and check management.
- Develop and maintain department information databases.
- Use computer software (word processing, spreadsheets, graphics, etc.) to produce reports, presentations, or other documents.
- Negotiate, prepare, and secure binding agreements (rights‑of‑way, leases, grants, etc.) with property owners.
- Perform title research and investigations to verify property ownership.
- Conduct field verifications by investigating property structures and providing research and photographs for GIS and pipeline integrity compliance.
- Act as liaison between landowners and PNG.
- Investigate easement violations and coordinate resolution with engineering.
- Communicate closely with engineers and field contacts; process verbal notifications so jobs can commence.
- Record documents at courthouses and prepare completion packages for each job, including tax maps, deeds, and drawings.
- Maintain status reports, check reconciliation, timesheets, and expenses.
Qualifications
- Associate’s degree in Business or a related field preferred.
- 0–2 years of related experience; prior exposure to land acquisition, transmission lines, and substation negotiations.
- Demonstrated effective negotiation skills and ability to manage multiple projects.
- Valid driver’s license and ability to operate PNG company vehicles if needed.
Skills
- Knowledge of company policies, practices, procedures, and PUC regulations.
- Excellent computer software skills (Word, Excel, graphic software, and other Microsoft programs).
- Strong planning, writing, data analysis, and time‑management abilities.
- Proficiency in SAP preferred.
- High initiative, attention to detail, team‑focused, and capable of working with minimal supervision.
- Strong interpersonal, oral and written communication, negotiating, and teaming skills with a customer‑focused approach.
- Understanding of applicable state, county, and local laws, land‑management practices, court record‑keeping systems, and PNG policies.
- Competent math and technical abilities, including research and interpretation of maps, blueprints, plans, and surveys.
- Ability to work independently, manage multiple tasks, negotiate effectively, and make appropriate decisions.
Working Conditions & Physical Demands
- Predominantly sedentary work; occasional exertion of up to 20 pounds of force and frequent negligible lifting, carrying, pushing, or pulling.
- Work involves sitting most of the time.
- May require travel to Essential Utilities work sites or other constituents; periodic travel up to 30 %.
