Rental Applications Reviewer

This is a Fully Remote Job About Our Client:The organization manages apartment communities across Ohio, addressing the challenge of processing a high and growing volume of rental applications efficiently and accurately. It aims to ensure qualified residents are approved quickly while identifying potential risks before move-in, contributing to effective community management. About the Opportunity:The RENTAL APPLICATIONS REVIEWER is responsible for thoroughly screening rental applicants to ensure compliance with established criteria. This role contributes by enabling timely and consistent application decisions that support the leasing process and maintain community standards. Responsibilities:Review rental applications end to end in AppFolio, ensuring completeness and required documents are included.Verify income and ability to pay through examination of income proofs and calculation of income-to-rent ratios.Review tenant screening reports including credit, eviction history, and criminal background applying consistent criteria.Identify red flags such as altered documents or unverifiable information.Contact employers and previous landlords to verify employment, income, and rental history.Communicate with applicants to request missing documents and explain next steps.Summarize each application with clear recommendations for final approval decisions.Maintain current application status notes for leasing team visibility.Handle applicant information confidentially and adhere to fair housing regulations. Requirements:Minimum 1 year of screening or verification experience (tenant screening, background checks, income verification, KYC/compliance, loan processing).Ability to read and interpret US credit, eviction, and criminal reports.Excellent spoken and written English communication skills.Preferred AppFolio experience; training provided.Strong attention to detail and ability to detect fraudulent documents.Knowledge of US Fair Housing laws; LIHTC knowledge is a plus.Reliable computer setup with a second monitor, high-speed internet, quiet workspace, and headset.Backup power and internet connection to ensure uninterrupted work.Willingness to use time-tracking tools and work flexible hours including weekends.Agreement to NDA and adherence to data security protocols.Comfortable using Slack, Quo, Google Workspace, and AppFolio. Pay Range and Compensation Package:$8–$10 USD per hour based on experience, paid weekly via Wise. Benefits & Perks:None specified.
