We need to output HTML fragment with sections: headings

for sections like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Use
  • for any list of duties/requirements/benefits, and

for prose. Do NOT repeat job title as heading. Do NOT put Job ID/requisition numbers as headings. Preserve all substantive info; remove boilerplate (cookie/navigation/legal/EEO/equal-opportunity/scam-warning, duplicated lines, application instructions). Include a section ONLY when posting has real, specific content for it — never emit heading followed by filler/placeholder text like "commensurate with experience", "not specified", etc. Also never create Pay/Schedule/Benefits sections unless posting actually states them. So we need to see what content we have. Job Overview: includes Company, Salary/Pay Rate, Location, Job/Employment Type, Mandatory Licences & Certifications, The Opportunity, How You Will Make An Impact (list of duties), Required Qualifications & Experience, Preferred Qualifications & Experience, Compensation & Benefits, About Us. We need to map to sections: About the role (maybe The Opportunity?), Responsibilities (How You Will Make An Impact), Requirements (Mandatory Licences & Certifications? maybe also Required Qualifications?), Qualifications (maybe Required & Preferred?), Skills (maybe proficiency with Xactimate, Microsoft Office, etc.), Benefits (Compensation & Benefits), Pay (Salary/Pay Rate), Schedule (maybe not present). We need to decide which sections to include based on actual content. We must not include sections with filler like "commensurate with experience" as Pay? Actually Pay section: we have salary/pay rate: "From $75,000+ per year plus performance bonuses". That's specific, not filler. So we can include Pay section. Benefits: we have "Base salary starting at $75,000+ annually, commensurate with your professional experience." That's somewhat filler? It says "commensurate with your professional experience" which is filler? The instruction says never emit a heading followed by filler/placeholder text (e.g. "commensurate with experience", "not specified", "N/A", "varies", "TBD"). So if the Benefits section only contains that phrase, we should avoid creating Benefits section? But we also have other benefits: performance-based bonus opportunities, dedicated company vehicle, comprehensive health/dental/vision, retirement plan options, paid time off, observed company holidays, ongoing professional training, development certifications, internal career advancement opportunities. Those are substantive. So Benefits section is okay. Schedule: Not mentioned. So we should not create Schedule section. About the role: Could be "The Opportunity" paragraph. That's substantive. Responsibilities: "How You Will Make An Impact" list. Requirements: Could be Mandatory Licences & Certifications plus maybe Required Qualifications & Experience? But we need to avoid duplication. Perhaps we have a Requirements section for mandatory license and ability to navigate sites etc. Qualifications section for Required & Preferred qualifications. Skills maybe for proficiency with Xactimate, Microsoft Office, etc. But we need to decide to avoid thin sections. The instruction: "Prefer a few substantive sections over many thin ones." So we could combine some. We could have sections: About the role (The Opportunity), Responsibilities (How You Will Make An Impact), Qualifications (Required & Preferred), Benefits (Compensation & Benefits), Pay (Salary/Pay Rate). That's 5 sections. We need to ensure we don't repeat job title as heading. Good. We need to use

    for section headings. Use
    • for any list of duties/requirements/benefits. Use

for prose. We need to preserve all substantive information; do not invent or summarize away detail. So we need to include all details from the posting, except boilerplate. Let's extract substantive content: Company: C&Z Construction LLC (maybe not needed as heading but could be in About the role paragraph). We'll include in About the role. Salary/Pay Rate: From $75,000+ per year plus performance bonuses. Location: Central Pennsylvania. Job/Employment Type: Full-time. Mandatory Licences & Certifications: Valid driver’s license. The Opportunity: paragraph: "You will serve as a critical field expert, driving the accurate scope and financial estimation of residential and commercial property recovery projects. This role allows you to make a profound impact by helping homeowners and businesses rebuild after devastating emergency losses. You will have the autonomy to manage independent property valuations while being backed by an established industry leader." How You Will Make An Impact (list): - Conduct comprehensive on-site inspections for residential and commercial property losses involving fire, water, smoke, and storm damage. - Prepare accurate, detailed, and highly professional restoration estimates utilizing industry-standard Xactimate software. - Develop precise scopes of work, itemized budgets, supplements, and change orders throughout the project lifecycle. - Negotiate complex property damage scopes and reconstruction pricing directly with insurance carriers to secure proper project funding. - Collaborate closely with internal Project Managers and production teams to ensure rebuilding projects remain on schedule and within budget. - Identify hidden structural damages, necessary building code upgrades, and required specialty repairs during field assessments. - Maintain transparent, empathetic, and professional communication with property owners throughout the entire restoration pipeline. Required Qualifications & Experience: - Proven experience with water, fire, smoke, mold, and storm restoration construction projects. - Strong working knowledge and hands-on proficiency with Xactimate estimating software. - Deep knowledge of local, state, and federal building codes alongside general construction practices. - Valid driver’s license with a motor vehicle record that meets company insurability standards. - Ability to navigate active construction sites, climb ladders, enter confined spaces, and lift up to 50 pounds. - Proficiency with Microsoft Office products including Word, Excel, Outlook, and mobile tracking technology. Preferred Qualifications & Experience: - Minimum of 3 years of dedicated property restoration estimating experience. - Demonstrated success in managing and negotiating complex supplements directly with insurance adjusters. - Strong organizational skills with a history of managing multiple property estimations simultaneously in a fast-paced market. Compensation & Benefits: - Base salary starting at $75,000+ annually, commensurate with your professional experience. - Performance-based bonus opportunities to directly reward your accuracy and project success. - Dedicated company vehicle provided for professional travel and field inspections. - Comprehensive health, dental, and vision benefit plans. - Retirement plan options to secure your long-term financial future. - Paid time off and observed company holidays. - Ongoing professional training, development certifications, and internal career advancement opportunities. About Us: - Since 1983, C&Z Construction LLC has been the trusted name across Central Pennsylvania for emergency property restoration and reconstruction. Built on urgency, quality workmanship, and customer advocacy, we pride ourselves on helping clients navigate difficult situations while restoring their peace of mind. We offer a recession-resistant workplace that values leadership, accountability, and strong performance. - C&Z Construction LLC is an Equal Opportunity Employer and does not discriminate on the basis of race, color, religion, sex (including pregnancy, gender expression, and sexual orientation), parental status, national origin, age, disability, genetic information (including family medical history), political affiliation, military service, or any other status protected by law or regulations. It is our intention that all qualified applicants be given equal opportunity and that selection decisions be based on job-related factors. We need to remove boilerplate: EEO statement is boilerplate (equal-opportunity). So remove that entire paragraph. Also remove any duplicated lines? Not seeing duplicates. Also remove application instructions (none). Also remove cookie/navigation/legal etc. So we keep About Us but without EEO line. So About Us paragraph: first sentence(s) about history, mission, recession-resistant workplace. Keep that. Now we need to decide sections. Option: About the role (The Opportunity paragraph). Responsibilities (How You Will Make An Impact list). Qualifications (maybe combine Required & Preferred into one list? But we could separate Required Qualifications and Preferred Qualifications as subheadings? But we only allowed

for section headings; we could have subheadings using

? Not allowed? The instruction only says use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). It doesn't forbid other headings, but to be safe we stick to those. Could we have Qualifications section with two sub-lists? Could use

      to introduce then

      • . Could separate Required and Preferred within same section using

headings? Might be okay but better to keep simple: Qualifications section includes both required and preferred as bullet points, maybe with note? But we need to preserve all detail; we can include both sets as bullet points, maybe differentiate with bold? Not allowed to add extra formatting? We can just list them all; but we might lose distinction between required and preferred. However the instruction says preserve ALL substantive information; not summarizing away detail. If we merge them, we lose the distinction of which are required vs preferred. That is a detail. So we should keep them separate. Could we have two sections: Requirements (mandatory license etc.) and Qualifications (required & preferred). But we also have Skills maybe for proficiency with Xactimate, Microsoft Office. However we could treat Required Qualifications as Requirements, and Preferred Qualifications as Qualifications? Or we could have Requirements (mandatory license + ability to navigate sites etc.) and Qualifications (required & preferred experience). Skills maybe not needed separately. Let's map: - Requirements: Mandatory Licences & Certifications (Valid driver’s license) plus ability to navigate active construction sites, climb ladders, enter confined spaces, lift up to 50 pounds. Also maybe deep knowledge of building codes? That's more qualification. But we can keep. - Qualifications: Required Qualifications & Experience (proven experience with restoration, Xactimate proficiency, building codes, driver's license (already), ability to navigate sites, Microsoft Office proficiency) plus Preferred Qualifications & Experience (3+ years, success negotiating supplements, strong organizational skills). This seems overlapping. Better to have sections: Requirements (mandatory license + physical ability), Qualifications (required & preferred experience/skills), Skills (proficiency with Xactimate, Microsoft Office). But that may be thin. Given instruction to prefer few substantive sections, maybe we combine Required & Preferred into Qualifications, and note which are preferred? Could we add a note like "(Preferred)"? That would be adding interpretation but not inventing detail; we could just keep the original bullet points and add a label? That might be considered adding info not present. Safer to keep them separate as two sub-sections under Qualifications using

        headings? But we only allowed

for section headings; we could still use

        for subheadings like

        Required Qualifications:

then list. That's not a section heading, just a paragraph. That should be okay. Thus we can have a Qualifications section with two paragraphs: one for Required, one for Preferred, each followed by a
. Similarly, Skills could be covered within Qualifications (proficiency with Xactimate, Microsoft Office). But we could also have a Skills section for those proficiencies. However that may be thin. Let's decide to have sections: About the role, Responsibilities, Requirements, Qualifications, Benefits, Pay. We'll omit Skills as separate. Now we need to ensure we don't create sections with filler. Pay: we have salary/pay rate: "From $75,000+ per year plus performance bonuses." That's specific. Good. Benefits: we have list as above. Good. Now we need to remove boilerplate: EEO statement removed. Also maybe remove "About Us:" heading? We'll keep the paragraph but not as heading; we can incorporate into About the role? Actually About Us is separate; we could include it as a section "About the company"? Not in allowed headings list. Allowed headings: About the role,
