Responsibilities
- Lead on-site maintenance staff and supervisors in the diagnosis of problems and repairs related to HVAC, electrical, plumbing, carpentry, drywall, appliances, and anything else that may come up
- Train and supervise property teams using the applicable program
- Review and oversee site performance, curb appeal, work order completion, shop organization, inventory control, and make-ready management
- Review employee performance and provide feedback on employee progress
- Monitor inventory of maintenance shops through an organized system
- Train and ensure all technicians are using applicable programs
- Meet with property managers and maintenance supervisor to discuss goals
- Ensure preventive maintenance is completed in a timely manner
- Review safety procedures to ensure that all employees are adhering to the process
- Develop plans to increase maintenance and property efficiency
- Snow removal management
- On-call for all emergencies
Requirements
- Minimum of 3 years of maintenance supervisor experience
- Minimum of 5 years of residential property maintenance experience
- HVAC certification
- Excellent mechanical, electrical, plumbing, and HVAC skills
- Excellent leadership and communication
- Computer and Microsoft Office proficiency and ability to learn new programs and processes
- Yardi experience preferred
- A valid Driver's License, reliable transportation, and valid insurance required
- Must have general tools to perform all maintenance tasks
- Maintains courteous and professional demeanor with residents, prospective residents, coworkers, and vendors
