Roles and Responsibilities
- Monitor vendor performance to assure full compliance with standards established within the service agreement
- Serve as supervisor for maintenance contracts and programs relating to the conditions and appearance of the properties
- Record and maintain work ticketing system in order to provide accurate and current assessment of facility management objectives
- Oversee completion of capital improvements consistent with local codes and building standards to ensure timely completion, cost control and employee/management satisfaction
- Provide positive and prompt response to requests from management and employees
- Aid in coordination of transportation of medical equipment and supplies between sites
- Record type and cost of maintenance or repair work and assist in preparation of capital budgets
- Estimate costs to repair machinery, equipment, or building structures
- Adhere to Infection Control Guidelines set forth by CHC
- Adhere to testing, schedules and maintenance intervals in accordance with joint commission and local, city and state regulatory requirements
- Ensure that all of our facilities comply with Joint Commission (JCAHO) rules and regulations
- Strictly follow CHC’s exposure control plan which outlines the protective measures CHC takes to eliminate or minimize employee exposure to blood and potentially infectious materials
- Perform routine maintenance, such as inspecting drives, motors, or belts, checking fluid levels, replacing filters, or doing other preventive maintenance actions
- Detect mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary
- Maintain specialized equipment or machinery located at CHC Facilities
- Order parts, supplies, or equipment from catalogs or suppliers
- Paint windows, doors, floors, woodwork, plaster, drywall, or other parts of building structures
- Support grounds keeping services, such as landscaping or snow removal
- Maintain exam room counters, benches, partitions, or other wooden structures
Qualifications
- Associates Degree or Trade License preferred
- Minimum 7 years’ experience in building maintenance
- Minimum 7 years’ experience with power tools and measurement instruments in the performance of various electrical & mechanical repairs, troubleshooting & fabrication tasks
- Working knowledge of at least two of the following trades: carpentry, masonry, plumbing, heating, electrical, HVAC and plumbing and ground care
- Must be capable of working in a team environment consisting of employees and outside contractors
Physical Requirements/Work Environment
- 40 hour/week with emergency calls and 24 hour on-call assignment
- Availability for irregular work schedules, required
- Physical labor required, equivalent to construction labor, ability to lift 80 lbs., climb ladders, should have no restrictions
- Some heavy lifting and considerable moving of equipment required
- Exposed to a combination of normal office type environments, and shop environments
- Potentially exposed to dust, odors, oil, fumes and noise
Communication Skills
- Excellent oral and written communication skills are required
- This position may interface with patients, family members, vendors and leadership within the organization
Confidentiality
- Personal Health information is kept in strict confidence
- Confidentiality of patient and business information is a requirement
- Full access to patient medical records and encounter data
- Confidentiality must be maintained according to CHC policies
