Position Summary

Reporting to the Regional Facilities Director, the Regional Construction Lead is a working field leader responsible for directing and performing renovation, repair, make-ready, and special-project work across YMP REM Florida properties. The role leads assigned technicians/helpers and performs skilled work including drywall, cabinetry, flooring, tile, bathroom renovations, concrete, stucco, windows, doors, carpentry, painting, and related building repairs. The Lead is responsible for quality, productivity, jobsite safety, material planning, documentation, and communicating project needs and progress to management.

Responsibilities

  • Project Execution & Documentation: Perform and lead multi-trade renovation and repair work across assigned Florida properties. Review assigned scopes, verify field conditions, identify additional work, and communicate changes before proceeding when approval is required. Take clear before, progress, concealed-work, and after photos and ensure required project/work-order documentation is completed. Track labor, materials used, project status, and completion information as required by company procedures. Protect occupied areas and resident/property finishes and leave work areas clean and ready for inspection.
  • Renovation, Construction & Make-Ready Work: Perform demolition, drywall installation/repair, finishing, texture, painting, trim, carpentry, cabinet installation/repair, and related interior work. Install and repair flooring, tile, backsplashes, vanities, countertops, doors, hardware, windows, and other unit/building components within demonstrated skill level. Perform bathroom and kitchen renovation work, including removal, preparation, installation, finish work, and punch completion. Perform concrete, stucco, masonry patching, exterior repairs, and other assigned special-project work in accordance with company requirements.
  • Tools, Materials & Jobsite Standards: Use hand tools, power tools, ladders, demolition equipment, and construction equipment safely. Assist with material takeoffs, pick lists, loading, unloading, staging, and verification of materials. Maintain materials, consumables, and storage/staging areas in an organized manner. Prevent unnecessary waste and safeguard tools used in assigned work. Load, move, and dispose of construction debris as directed. Promptly report safety hazards, code issues, water intrusion, structural concerns, or work requiring a licensed specialty contractor. Adhere to all company safety policies and use required personal protective equipment.
  • Scheduling & Collaboration: Lead daily field activities of assigned technicians/helpers while remaining actively engaged in production work. Coordinate with the Regional Facilities Director regarding priorities, schedule changes, manpower, materials, and completion dates. Coordinate professionally with onsite Property Managers and Maintenance Supervisors while following the regional team schedule and chain of command. Inspect completed work for quality and ensure deficiencies are corrected before closeout. Work at multiple YMP REM properties as assigned and travel between properties based on operational needs. Work the schedule assigned as needed, including occasional evenings, weekends, or emergency support. Perform other duties and special projects as assigned.

Qualifications & Requirements

  • High School education or equivalent.
  • 5+ years of hands-on construction, renovation, maintenance, or related trade experience preferred.
  • Demonstrated experience in multifamily, residential, commercial, or renovation environments preferred.
  • Hands-on experience with drywall, painting, carpentry, cabinets, flooring, tile, doors, windows, concrete/stucco, demolition, and general repairs.
  • Ability to read scopes, take measurements, estimate basic material quantities, and troubleshoot field conditions.
  • Trade certifications, contractor experience, OSHA/safety training, or other relevant credentials are a plus.
  • Ability to use a smartphone for photos, communication, timekeeping, work-order/project documentation, and company applications.
  • Ability to manage multiple projects, priorities, and field conditions in a fast-paced environment.
  • Strong leadership, communication, follow-up, and quality-control skills.
  • Professional customer-service skills and respect for residents, staff, and occupied homes.
  • Highly organized and dependable, with attention to workmanship, cleanliness, and documentation.
  • Available to work the schedule assigned as needed, including travel among Florida properties and occasional evenings/weekends.
  • Valid driver's license and reliable transportation preferred.
  • Ability to read and understand work scopes, safety instructions, product directions, technical information, and company procedures, and to communicate clearly with supervisors and coworkers.
  • Ability to calculate measurements, quantities, area, percentages, and basic material needs used in construction and renovation work.
  • Ability to identify problems, evaluate field conditions, follow technical instructions, and determine practical next steps within the employee's training and authority.

Working Conditions & Physical Demands

  • The noise level in the work environment is usually moderate to loud when operating power tools or equipment.
  • The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 80 pounds with assistance.
  • While performing the duties of this job, the employee is regularly required to talk or hear, stand, walk, climb stairs and ladders, balance, stoop, kneel, crouch, or crawl.
  • The employee is frequently required to use hands to finger, handle, or feel, and reach with hands and arms.
  • Specific vision abilities required include close vision, distance vision, and the ability to adjust focus.
  • This is a mobile, field-based position supporting multiple YMP REM Florida properties, with regular work indoors and outdoors and exposure to varying weather and construction conditions.
  • Travel between properties and supply locations is required as assigned.
