Real Property Specialist

About the Role

Johnson, Mirmiran & Thompson, a 100% employee-owned consulting firm with over 2,800 professionals, is seeking a professional to acquire real estate for infrastructure projects. This role involves reviewing title research, preparing land acquisition forms, conducting negotiations, and managing deadlines. Significant fieldwork is required, including outdoor conditions and occasional lifting up to 25 lbs.

Responsibilities

• Review and understand title research/reports
• Prepare complex land acquisition forms and paperwork
• Understand current market value of subject land, including appraisals
• Conduct complex negotiations with landowners to secure properties through purchase, donation, or condemnation
• Communicate clearly, respectfully, and patiently with property owners
• Manage time, schedules, and deadlines
• Perform other related duties as assigned

Requirements

• High school diploma or equivalent
• 5+ years of admin, real estate, development, or engineering experience

Qualifications

• Preferred TDOT and/or engineering-related experience
• Real estate sales and/or current real estate license
• Extensive real estate experience, including familiarity with titles, real estate documents, and legal descriptions
• Land use and acquisition courses, particularly from the International Right of Way Association
• Senior Right of Way (SR/WA) designation from the International Right of Way Association
• Bachelor’s Degree and/or college coursework including real estate courses
• Ability to negotiate complex transactions
• Complex problem-solving skills
• Ability to maintain poise under stressful situations

Working Conditions

Some work is performed in a general office environment, with occasional standing, walking, and lifting up to 25 lbs. Significant fieldwork (50% or more) may be required in outdoor conditions, including heat/cold, wet/humid, and dry/arid environments.
