Aldevra is seeking a qualified Real Property Analyst to support the United States Army Reserve (USAR) in Fort Buchanan, PR. We are looking for someone who brings a positive attitude, strong attention to detail, clear communication, and a willingness to jump in where needed. About the role

Support a distributed, forward-deployed Real Property execution model where contractor personnel are embedded at designated Readiness Divisions (RDs), the 9th Mission Support Command (MSC), and Army Reserve Funded Installations (ARFIs). Embedded personnel provide daily technical execution support to local Realty staff while reporting strategically to the USARC G-3/5/7 Engineers Directorate, the Accountable Organization for Army Reserve real property.

Responsibilities

  • Coordinate daily activities with local DPW Realty staff and submit standardized monthly reports to the USARC G-3/5/7 Engineers Directorate to maintain visibility of real property execution across all supported locations.
  • Work directly with Realty staff at the local Directorate of Public Works (DPW) to execute day-to-day real property transactions, including updating the General Fund Enterprise Business System (GFEBS) with acquisitions, disposals, and capital improvements.
  • Plan and execute physical inventories of real property assets within assigned installation/region footprint in accordance with Army Regulation (AR) 405-45.
  • Identify "found on site" assets, research historical documentation (such as as-builts and transfer memos), and prepare DD Form 1354s for capitalization.
  • Submit a Monthly Status Report (MSR) directly to the USARC G3/5/7 Engineers Directorate Real Property Branch.
  • Prepare "Health Check" briefings for USARC leadership regarding the real property status of assigned Readiness Division (RD)/Army Reserve Functional Installation (ARFI).
  • Execute USARC’s phased remediation model to address identified InSITE discrepancies, supporting remediation of approximately 625 critical issues across 191 sites, prioritizing assets per USARC direction (>$1M or as directed).
    • Phase 1: Address administrative fixes (UIC mismatches, FAC/CATCODE corrections, historic status, disposal status) primarily via desktop actions.
    • Phase 2: Address substantive fixes requiring multi-step validation and on-site measurements to correct quantity errors (square footage/acreage) and verify sustainment and operational status.
  • Provide a monthly InSITE Progress Report included in the MSR.
  • Maintain a fly-away Mobile Support Team capability to provide surge support, audits, and urgent inventories at locations outside assigned duty stations upon direction of the COR.
  • Reconcile the Universe of Transactions (UoT), resolve Unmatched Transactions (UMTs), and correct Intermediate Document (IDOC) failures between GFEBS and HQIIS (Headquarters Installation Information System). Provide weekly exception logs and corrective action plans to the COR.
  • Support HQDA and USARC Real Property-related taskers, G-4 Quality Assurance/Quality Control (QA/QC) sample testing, and Army audit submissions, including assisting in the retrieval and preparation of documentation.
  • Perform all other duties as assigned.

Requirements

  • Minimum of two (2) years’ experience in facilities management, construction management, or engineering support.
  • Associate’s degree in Construction Management, Facilities Management, Engineering Technology, or a closely related field; relevant DoD/Army leadership experience may substitute for education.
  • Knowledge of Army real property accountability, facilities management, and installation support processes.
  • Experience conducting physical inventories, site inspections, and asset validation.
  • Ability to research and interpret as-built drawings, DD Form 1354s, transfer documents, and property records.
  • Familiarity with AR 405-45 and other applicable Army real property regulations and policies.
  • Valid Real-ID state-issued driver's license.
  • Excellent verbal and written communication skills.
  • Proficiency with Windows operating systems, online calendars, cloud systems, and advanced skills in Microsoft Office products.
  • High attention to detail and accurate data entry.
  • Customer-focused and team-oriented work ethic.
  • Ability to multi-task efficiently and accurately, focusing on quality.

Mental and Physical Requirements

  • Based in an office environment, primarily involving computer work, meetings, and collaboration with team members.
  • Periodic field work for real property inventories, site inspections, measurements, audits, and validation activities.
  • Occasional travel to other installations or locations for surge support and special missions.
  • Ability to perform a combination of office and field work.
  • Ability to sit for extended periods while performing computer-based data entry, research, reconciliation, and reporting.
  • Ability to stand and walk for extended periods during physical inventories and site inspections.
  • Ability to travel throughout assigned installations, regions, and other locations as required.
  • Ability to exercise independent judgment and make decisions within established policies and procedures.
  • Ability to bend, stoop, reach, and perform basic physical measurements of buildings, land, and other real property assets.
  • Ability to communicate clearly and professionally with Government leadership, functional staff, and contractor personnel.
  • High attention to detail when reviewing property records, financial data, asset documentation, and system transactions.
  • Ability to participate in short-notice or “fly-away” travel for audits, inventories, and surge support.

Security Requirements

  • Must be able to obtain CAC clearance.
  • This position requires passing an extensive background check.
