About the Role

Seeking a strategic and analytically driven Real Estate Strategy Associate to play a key role in shaping and advancing the office leasing strategy across a ~100 location global commercial portfolio to inform decision-making, optimize the portfolio, and drive long-term business value.

Responsibilities

  • Support the execution of real estate leasing strategies across the commercial office portfolio by synthesizing market data, compiling financial analyses, and portfolio insights to inform and assist the Director of Real Estate Strategy. Formulate office real estate strategies related to leasing for acquisitions, dispositions, renewals, expansions, and terminations.
  • Assist in the development of market presentations to present findings to local leadership, driving strategic alignment and facilitating decision-making on future office space.
  • Portfolio Strategy: Partner closely with real estate, finance, HR, external real estate brokers, local leadership, and regional leadership to evaluate portfolio leasing opportunities, prioritize locations, and develop short- and long-term real estate plans aligned with business growth objectives and governance standards.
  • Monitor critical lease event dates (termination, expansion, expiration, renewal) to ensure timely action with appropriate lead time for strategy due diligence.
  • Market Research & Analysis: Conduct market research to assess real estate trends, occupancy benchmarks, and emerging workplace models across all markets. Analyze headcount projections and business growth plans with HR and Finance to develop recommendations for portfolio rightsizing, consolidation, or expansion strategies aligned with the firm’s long-term objectives.
  • Strategy Support: Support due diligence for office leasing efforts through acquisitions, dispositions, and lease transactions by compiling and analyzing market comparables, financial projections, and risk assessments to inform negotiation strategies.
  • Review financial models to evaluate total occupancy costs over the lease term, including base rents, escalations, operating expenses, real estate taxes, and capital expenditures to inform portfolio strategy decisions.
  • Coordinate with the Director of Real Estate Strategy to manage real estate strategy timelines, ensuring deliverables are met and approvals align with the firm’s policies and governance frameworks.
  • Collaborate with leasing and third-party advisors to evaluate and onboard new market opportunities, ensuring strategic fit with portfolio goals and alignment with vendor and broker relationships.
  • Reporting & Strategic Insights: Assist the Director of Real Estate Strategy in preparing executive-level presentations, business cases, and briefing materials to communicate portfolio strategy recommendations and market intelligence to local and senior leadership.
  • Track and manage the real estate strategy pipeline, coordinating with cross-functional teams to ensure timely execution of strategic initiatives and reporting on outcomes to senior leadership.

Qualifications

  • 3-5+ years of experience in real estate strategy, corporate real estate, investment analysis, commercial real estate advisory, or a related role.
  • Working knowledge of commercial real estate fundamentals, market dynamics, financial modeling, and portfolio analytics, with familiarity of lease structures and real estate accounting standards.
  • Ability to synthesize datasets and translate quantitative findings into clear, actionable strategic recommendations for senior leadership.
  • Strong intellectual curiosity, analytical rigor, and attention to detail with the ability to manage multiple priorities in a fast-paced global environment.
  • Proficient in Microsoft Office (PowerPoint and Excel).
  • Exceptional written and verbal communication skills with the ability to present complex analysis clearly; bachelor’s degree required (Business, Real Estate, Finance, Economics, or related field preferred).

Pay

The pay range for this exempt position is $140,000–$150,000 USD per year. Salary offers are determined based on final candidate qualifications and experience.

Schedule

This position requires working onsite 4 days per week.
