About the role

Quick Quack Car Wash is seeking a detail-oriented Paralegal to join our growing legal team. You will support our real estate and development transactions by reviewing and managing legal documentation, working closely with our legal, real estate, and development teams.

Responsibilities

  • Review legal contracts, including ground leases, purchase agreements, CC&Rs, SNDAs, and title reports, as well as underlying title documents, surveys, and due diligence materials for commercial transactions.
  • Draft correspondence regarding transaction issues with opposing counsel, landlords, and sellers.
  • Prepare critical date summary timelines for distribution to internal teams to manage transaction deadlines.
  • Conduct thorough research and analysis of land titles, deeds, and related legal documents.
  • Prepare and review title reports, abstracts, and summaries for accuracy and compliance with applicable legal standards.
  • Assist in the negotiation and drafting of contracts related to property transactions, ensuring all title-related conditions are satisfied.
  • Monitor and stay current on changes in real estate laws and regulations affecting title processes.
  • Prepare title objection letters, responses, and title policy requirements for commercial transactions.
  • Draft and prepare closing documents and escrow instructions.
  • Support the closing coordinator in facilitating real estate closings, ensuring a smooth and efficient process for all parties involved.
  • Manage escrow as needed, ensuring timely and accurate handling of funds, documents, and transactions.
  • Review and prepare final documents for presentation to senior management for execution.
  • Coordinate and draft amendments, extensions, and other legal documents for distribution and execution.

Requirements

  • Bachelor's degree in Real Estate, Business Administration, Legal Studies, or a related field, along with a paralegal certificate from an ABA-approved program.
  • Minimum of 5 years of direct experience as a transactional real estate paralegal.
  • Thorough understanding of title insurance coverage, policies, forms, and endorsements.
  • Strong analytical skills with the ability to interpret complex legal documents and resolve title issues.
  • Strong written and verbal communication skills, with the ability to collaborate effectively across teams.
  • Strong knowledge of real estate terminology and a thorough understanding of commercial transactional and financing processes.
  • Detail-oriented with a commitment to accuracy and meticulous record-keeping.
  • Proficiency in title search software, Smartsheets, and the MS Office Suite (Word, Excel, and Outlook).
  • Familiarity with AI-powered legal technology platforms (e.g., Legora, Harvey, Claude, or similar tools) for document drafting, review, and analysis is a plus; candidates with a demonstrated ability to quickly adopt and leverage new technology tools are also encouraged to apply.
