Duties and Responsibilities
- Support the development and execution of long-range Real Estate strategy for assigned trade areas
- Execute against established Real Estate strategy, including market analysis, white-space review, and strategic placement of new stores and relocations
- Research, identify and evaluate potential Real Estate opportunities available for development, leasing, and/or acquisition by applying company site selection criteria and financial guidelines
- Coordinate with the external brokerage network to maintain market awareness, develop site pipelines, and advance qualified opportunities
- Negotiate letters of intent and coordinate transaction activity in partnership with senior Real Estate leadership, Legal, and other stakeholders
- Prepare site evaluation packages and Real Estate Executive Committee materials; assist in coordinating and conducting site tours with leadership
- Cook up productive working relationships with preferred developers, landlords, and brokers to support HFT objectives

- Coordinate with Construction and other cross-functional partners to support compliance with store opening schedules, approved deal terms, and project requirements
- Aid in Real Estate related matters as needed, including non-economic and economic concessions, lease issue resolution, expansions, and portfolio support
- Evaluate opportunities to confirm transactions align with the financial and operating objectives of the Company
- Develop and apply effective negotiation skills across new store, relocation, and existing portfolio matters, with appropriate escalation

Pay
The anticipated salary range for this position is $110,800 – $166,100 depending on location, knowledge, skills, education and experience. This position is also eligible for an annual discretionary bonus.
