Rapid Response Coordinator

Responsibilities

• Triage and manage all new Unauthorized Occupancy (UO) cases, targeting resolution within 14 days
• Cook up vendor, field operatives, and law enforcement to clear occupied homes
• Execute move-for-keys (MFK) negotiations and hotel bookings for displaced occupants
• Monitor for scam-related activity via email, Igloo dashboard, and field intel
• Submit fraud reports to relevant platforms (e.g., Cash App Fraud Team)
• Certify and review daily wellness checks on active cases

Tenant Eviction Coordination

• Manage the field eviction task pipeline from initiation through possession
• Schedule and coordinate set-outs with market leads, on-site reps, law enforcement, and security vendors
• Negotiate MFK deals with evictees to regain possession faster and more cost-effectively than the court process
• Maintain eviction-related Slack channels and respond to field tasks promptly

Information & Field Ops

• Flag maintenance concerns and listing issues discovered during field activities
• Support ad hoc field missions as assigned (e.g., lease addendum collection, theft investigations)
• Pass along real-time field intelligence to desk teams, market leads, and leadership

• Exceptional spoken and written English—you’re often the first voice someone hears from AAPM
• Calm, confident communicator in high-stress or confrontational situations
• Natural negotiator: you know when to be empathetic and when to be firm
• Self-starter who doesn’t wait to be told what to do next
• Comfortable managing multiple live cases simultaneously without dropping threads
• Tech-fluent: you can quickly learn and operate new software platforms

Nice to Haves

• Prior experience in property management, real estate, legal coordination, or field ops
• Familiarity with eviction processes, law enforcement coordination, or housing law
• Experience with Salesforce, Pipefy, Missive, AirCall, or similar platforms

Schedule

This is a Wednesday–Sunday role. You will be the primary coverage resource during the back half of the week and through the weekend, when field situations don’t slow down. Monday and Tuesday are your regular days off.
