Punch Technician GA, LA
About the role
The Punch Tech position requires a minimum of one year of experience in apartment maintenance. Previous experience in dealing with the general public is helpful. A trade school course in HVAC, electricity, plumbing, etc., is preferred. A high school diploma or GED is required.
Responsibilities
- Punch-Outs: Perform make-ready of vacant apartment homes as directed by the Service Manager, which may include maintenance, painting, and cleaning tasks. Complete the “Apartment Punch-Out Maintenance Report” accurately and provide to the Service Manager upon completion of all punch items and/or updates in Yardi using mobile devices. Report any utility outages immediately to the direct supervisor.
- Service Requests: Complete service requests as directed by the Service Manager. Log and complete requests on mobile devices. Notify the Service Manager of any concerns noted in apartment homes that may require follow-up.
- Preventative Maintenance: Perform preventive and routine maintenance tasks as directed by the Service Manager. Ensure grounds are cleaned daily, including trash pickup, compactor operation, trash can emptying, and pressure washing. Report any vandalism, broken windows, broken lights, broken/inoperable doors and/or gates identified during daily walks.
- Painting/Pressure Washing: Keep curbs and speed bumps painted neatly. Paint handrails. Pressure wash porticos, breezeways, sidewalks, trash pads, and other applicable surfaces. Clean and organize storage areas under direction of the Service Manager.
- Pool: Daily clean and organize pool area and furniture where applicable.
- Evictions: Help move residents' furniture and personal belongings during evictions. Remove trash out apartments after the resident has moved out.
- Trash-Outs: Use a back blower to blow streets, parking lots, and breezeways. Check and clean storm drains as needed.
- Occasional Duties: Provide additional services during times of inspections. Rotate for grounds on weekends. Assist with other properties as requested.
Requirements
General good health with the ability to climb ladders, enter attics, move appliances, and perform other normal activities associated with apartment maintenance. Personal grooming, dress, and appearances in keeping with normal expectations for maintenance professionals. Must assist the Community Manager and/or Assistant Manager in all duties, which may include flex hours outside of published office hours.
Skills
Previous work experience in apartment maintenance, experience in dealing with the general public, trade school courses in HVAC, electricity, plumbing, etc., high school diploma or GED, good writing skills for filling out work orders, physical health with the ability to perform normal activities associated with apartment maintenance, and personal grooming, dress, and appearances in keeping with normal expectations for maintenance professionals.

Education

Licenses & Certifications
