About the role
We are looking for an experienced Property Manager to join our team at our 150-unit Cambridge Square Richmond apartment community. The Property Manager is responsible for the overall management of the site, including planning, budgeting, marketing, fiscal management, maintenance supervision, and administration. This role supervises all personnel and serves as the senior management person on site.
Responsibilities
- Financial Responsibilities
- Prepare and manage the operating budget to control expenses and meet financial objectives.
- Supervise the collection of rents and all monies on site, ensuring prompt deposit and accurate record keeping, and follow up on delinquencies.
- Ensure all move-outs with balances are collected or turned over to a collection agency.
- Marketing Responsibilities
- Review availability reports and adjust marketing strategy accordingly.
- Develop, implement, and monitor marketing strategies to maximize resident retention and generate a sustaining flow of qualified prospective residents.
- Regularly conduct marketing surveys to stay aware of competitors’ activities in the surrounding marketplace and make recommendations based on survey analysis.
- Develop and implement a positive resident relations program for the community.
- Show and lease apartments.
- Achieve and maintain designated occupancy goals and objectives.
- Inspect the property on a regular basis and schedule improvements and repairs.
- Staffing Responsibilities
- Train and develop team members to achieve property benchmarks.
- Create and sustain a positive work environment at the community and accomplish the objectives of the Corporate Performance Management program.
- Administrative Responsibilities
- Complete and submit, timely and accurately, all records, reports, and documents required by the Company and federal or state agencies.
- Process applications in a timely manner.
- Ensure compliance with all HUD, IRS, and Fair Housing regulations.
- Ensure completion of move-ins, move-outs, certifications, and renewals.
Requirements
- High school diploma or equivalent combination of education, training, and experience.
- 2-4 years of progressively responsible experience in the management of residential or commercial facilities.
- Experience with PC-based word processing and spreadsheet software.
- Demonstrated supervisory potential.
- Able to work a varied schedule including weekends.
- Must have and maintain a valid driver’s license in the state of residence.
- Must be willing to travel for training and meetings.
- Demonstrate ability to communicate effectively verbally and in writing.
- Demonstrate ability to read and comprehend the English language.
- Fluent in Spanish is a plus.
