Property Manager II
About The Opportunity
A confidential residential property management organization is seeking an experienced Property Manager to oversee the day-to-day operations, financial performance, and resident experience of a multifamily community. The ideal candidate is a hands-on leader with strong property management, financial, leasing, and customer service skills. This individual will be responsible for leading the on-site team, maintaining operational standards, maximizing property performance, and ensuring the property remains well-maintained, competitive, and resident-focused.
Key Responsibilities
- Maximize net operating income (NOI) through effective budget management, expense control, and operational strategies.
- Maintain strong occupancy through proactive marketing, leasing, renewal, and resident retention initiatives.
- Develop, implement, and adjust marketing strategies based on market conditions, competitive activity, and property performance.
- Prepare and submit required operational, financial, and management reports accurately and on schedule.
- Recruit, train, mentor, and lead the on-site team while maintaining accountability for performance and company standards.
- Implement company policies, procedures, and operational standards consistently.
- Lead daily and weekly team meetings to establish goals, communicate priorities, and motivate the team.
- Conduct regular inspections of the property, including grounds, buildings, amenities, and vacant units, to ensure safety, appearance, and operational excellence.
- Cook up and coordinate vendors and maintenance activities to ensure vacant units are turned and ready for occupancy promptly and according to established standards.
- Conduct and analyze regular market surveys to maintain competitive positioning.
- Deliver a high level of customer service and respond effectively and professionally to resident concerns and issues.
- Monitor collections and financial performance while taking appropriate action to support property goals.
- Ensure compliance with applicable Fair Housing requirements and other relevant regulations.
- Support ongoing property initiatives, operational improvements, and special projects as assigned.
Qualifications
- Education: High school diploma or equivalent required. CPM, CAM, RMP, or CMCA certification preferred but not required.
- Professional Experience: Minimum of one year of experience as a Property Manager within the multifamily housing industry required. Demonstrated experience leading an on-site team and managing property operations, leasing, resident relations, and financial performance.
- Computer Skills: Intermediate computer and internet proficiency. Intermediate knowledge of Microsoft Word, Excel, and Outlook. Experience with property management platforms such as Yardi, Voyager, LRO, Entrata, or ResidentCheck preferred.
- Essential Skills & Competencies: Strong leadership and team-building abilities. Excellent communication and customer service skills. Strong financial, budgeting, and collections knowledge. Sales and leasing expertise. Strong organizational and administrative skills. Effective time management and prioritization. Ability to manage high-stress situations and competing priorities. Knowledge of applicable state Fair Housing laws. Commitment to maintaining a safe, professional, and resident-focused community.
Learning & Development
The successful candidate will be expected to participate in ongoing training and professional development through company education programs. The role requires the ability to perform intermediate mathematical calculations and effectively utilize property management and related business software.
Physical & Schedule Requirements
- Regularly required to sit, stand, walk, talk, hear, and use hands, arms, legs, and back.
- May occasionally be required to climb stairs or perform other activities associated with inspecting the community.
- Must be comfortable working on a computer and telephone for extended periods.
- Must be able to detect auditory and visual alarms.
- Must be available to work a flexible schedule, including occasional evenings, weekends, and holidays based on business needs.
- Reliable, consistent attendance is required.
- Participation in company meetings, events, and functions may be required.
