Summary
The Property Manager oversees all operational and financial aspects of a property, aiming to maximize occupancy and meet company goals. Responsibilities include managing leasing, move-ins/move-outs, preventative maintenance, resident relations, and personnel management. The role supports the company's employee-first culture and core values.
Essential Job Duties
- Oversee the site's leasing activity to ensure property occupancy is maximized
- Schedule and perform move-in and move-out processes, including unit inspections and coordination of identified work
- Regularly review property assets, assess appearance and condition, and monitor preventative maintenance programs
- Develop and maintain positive relationships with residents, vendors, contractors, and the site team
- Lead the team to success, providing coaching, development, and training
- Ensure compliance with safety program requirements and promote safety in the workplace
- Manage rent collection, follow-up on delinquent accounts, and work through eviction processes as needed
- Prepare and submit accurate reports to Regional Manager on a timely basis
Qualifications
- High school diploma or GED required, degree in Property Management field preferred
- Minimum of 3-5 years of Management experience, Property Management experience preferred
- Minimum of 1-2 years as a Property Manager or supervisory role preferred
- Experience in Microsoft Office, including Word, Excel, and Outlook
- Experience with Yardi Software highly preferred
- CRM designation preferred
- Real Estate Licenses must not be active while working in this role
Skills and Abilities
- Fluent in English and skilled in oral and written communication
- Decision-making, problem-solving, and time management skills
- Ability to handle multiple projects or tasks simultaneously with self-direction
- Comprehension of federal fair housing laws and any applicable local housing provisions
Physical Demands
- Mobility to work in a standard office setting and to use standard office equipment, including a computer
- Stamina to maintain attention to detail despite interruptions
- Strength to lift and carry items weighing up to 10 pounds
- Vision to read printed material and a computer screen
- Hearing and speech to communicate in-person and over the telephone
- Ability to quickly and easily navigate the property/building as required to meet the job functions, including climbing stairs and walking the hallways and common areas
