Property Manager - HUD Section 8
About the role
We're looking for a Property Manager to join our team and help create a welcoming, well-managed community for our residents. This role requires HUD Section 8 Project Based compliance experience, excellent communication, customer service, and administrative skills, along with the ability to present a professional image and build positive relationships with residents, prospects, vendors, and contractors.
Responsibilities
The Property Manager will be responsible for a variety of tasks, including:
- Administrative & Financial: Manage staffing schedules, oversee a high-quality on-site team, collect and deposit rental payments, monitor delinquencies, and prepare financial and operational reports.
- Leasing & Customer Service: Lease apartments, respond to inquiries, prepare and explain lease documents, maximize occupancy and rental income, and implement resident retention programs.
- Technology & Reporting: Maintain accurate data entry, ensure timely submission of corporate affordable housing reporting, and train on-site team members in system processes and computer functions.
- Community Engagement & Marketing: Organize resident events and newsletters, develop and implement marketing strategies, and maintain knowledge of property and local market trends.
Requirements
The ideal candidate will have:
- High school education required; college degree suggested.
- Minimum two years of experience in residential property management or a related field.
- Strong management, communication, organizational, and time management skills.
- Customer service mindset with a professional image.
- Sales ability with proven closing skills.
- Knowledge of on-site maintenance processes and vendor/contractor coordination.
- Proficiency with office technology and property management systems.
- Valid driver's license and reliable transportation.
Schedule
The Property Manager must be flexible and able to work any day of the week, including evenings or weekends as needed, and serve on-call when scheduled. Consistent and reliable attendance is essential.
Physical Requirements
The Property Manager must be able to conduct full property inspections in all weather conditions and oversee maintenance functions and assist in emergencies.
