Position Overview

WSH Management is currently seeking an experienced Property Manager for Mosaic on Mission Apartments. The Property Manager will play a pivotal role in overseeing the successful operations of the community, including leasing and qualifying applicants, managing delinquencies, annual recertifications, and overall operations. The property manager serves as the on-site leader and is directly responsible for ensuring efficient compliance and professional management of all property functions. This role requires a strong focus on leasing performance, resident relations, financial oversight, and regulatory compliance while fostering a positive living environment and protecting the financial and operational health of the community. The property manager will supervise and support on-site staff, coordinate with vendors and contractors for maintenance and capital improvement projects, and ensure the property is well maintained and meets all safety and quality standards.

Responsibilities

  • Operations: Strive to meet property Key Performance Indicators (KPI) including financial, occupancy, and compliance targets; respond timely to resident relation issues and report outcomes to Regional Property Manager (RPM) at least weekly; attend and participate in meetings and training sessions; report compliance and legal concerns to RPM; respond to legal requests with prior approval; generate documents in accordance with Landlord/Tenant Law, Fair Housing Laws, and Company guidelines; assist resident service programs; conduct Resident Meetings at least once per year.
  • Financial: Demonstrate ability to understand financial goals and operate asset in owner's best interest per Policies & Procedures Manual; maintain accurate records of all community transactions and submit timely reports (rent rolls, delinquency reports, move-ins/move-outs); daily review of property Yardi dashboard; review vacant units to ensure timely move-ins; prepare annual budgets and income projections accurately and on time; ensure all rents and late fees/check charges are collected, posted, and deposited promptly; generate legal actions/documents in accordance with Landlord/Tenant Law, Fair Housing Laws, and company guidelines; handle vendor/contractor communications for scheduling, billing, and certificates of insurance; ensure invoices are accurately processed for approval; manage petty cash and all funds.
  • Leasing: Ensure property is rented to fullest capacity with minimized lost rent; utilize Yardi leasing workflow from initial contact through move-in; use marketing strategies to secure prospective residents; confirm leasing staff techniques are effective in qualifying and securing residents; gather and file information about market competition; monitor traffic logs, conversion ratios, budget guidelines, renewal information, and marketing data; represent the company professionally at all times.
  • Administrative: Prepare and implement procedures and systems within company guidelines; maintain working knowledge of California landlord/tenant law; confirm all leases and paperwork are completed and input accurately and timely; ensure resident files are properly maintained; ensure all administrative paperwork is accurate and submitted timely; ensure compliance with all applicable affordable housing programs; lead emergency team for the community and ensure proper response to emergencies (criminal activity, injuries, fires, floods, freezes) within company guidelines.
  • Resident Retention: Conduct quarterly Resident Meetings; handle resident concerns/requests timely; participate in resident social service programs and coordinate activities; develop retention programs (resident functions, special promotions, monthly newsletters); ensure distribution of community notices; consistently implement community policies; review emails daily and respond within 24 hours.
  • Personnel Management: Use successful techniques to screen, hire, orient, and train new personnel; ensure staff efficiency through ongoing training, instruction, counseling, and leadership; plan weekly/daily brief meetings with staff; coordinate maintenance schedule with Maintenance Supervisor; administer action plans for performance problems and document appropriately; provide support to encourage teamwork and create a harmonious environment; ensure all administrative personnel processes are handled timely (performance evaluations, salary reviews, online timekeeping, change of status).
  • Maintenance: Maintain community appearance and ensure repairs are noted and completed timely through regular inspections; assure quality and quantity of market-ready apartments; ensure models and market-ready apartments are walked daily and communicate service needs; ensure service request procedures are followed and recorded in property management software.
  • Safety: Learn and ensure compliance with all company, local, state, and federal safety rules; ensure unsafe conditions are corrected promptly; direct staff to follow a "safety first" principle.

Qualifications

  • Minimum of 2 years on-site as a Resident Manager
  • Tax-Credit experience highly preferred
  • Strong leasing skills highly preferred
  • Yardi software experience
  • Affordable Housing experience a plus, not required
  • High School Diploma required; College degree preferred
  • Strong attention to detail and sales ability
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite/Office 365 including Word, Excel, Outlook, and property management software applications
  • Valid driver's license and current auto insurance
  • Must pass background and drug screening (conviction will not necessarily disqualify you from employment)

Pay & Schedule

  • Pay: $32.00–$34.00 per hour
  • Schedule: Full-time (40 hours per week), Monday–Friday, 8:00 AM–5:00 PM
  • Housing: 2-bedroom apartment included to live onsite
