About the role
This is a full ownership seat, not a coordination role. As Property Manager you are accountable for the building's financial performance, its team, and the resident experience that keeps it occupied. You'll have real autonomy, direct access to ownership, and visibility across every aspect of the asset.
Responsibilities
- Build and manage the annual operating budget; monitor income and expenses monthly
- Identify and explain variances to ownership with clarity and context
- Review and approve invoices, purchase orders, and payables within your authority
- Deliver monthly operating reports, occupancy summaries, and delinquency updates on a consistent schedule
- Lead and develop the on-site team - Community Manager, leasing staff, and maintenance personnel
- Own hiring, training, scheduling, and performance management for your team
- Handle difficult conversations with professionalism, empathy, and consistency
- Set pricing and renewal strategy in partnership with the leasing team
- Approve concessions and hold the team accountable to leasing and renewal targets
- Drive occupancy and protect revenue through proactive strategy - not reactive response
- Collections & Legal Review delinquency reports and set collections strategy
- Approve payment plans and write-offs; direct legal counsel on non-payment proceedings and evictions
- Apply and enforce lease terms consistently and fairly across the community
- Bid, negotiate, and manage vendor contracts; hold vendors accountable to scope, cost, and service standards
- Oversee preventive maintenance schedules, unit turns, and capital improvement projects
- Ensure the building stays in top physical condition at all times
- Maintain compliance with New York City residential tenancy law, building codes, insurance requirements, and inspection obligations
- Manage incidents and escalations with sound judgment and proper documentation
Requirements
- 5+ years of property management experience, with at least 2 years managing a team and owning a property budget
- Demonstrated P&L ownership - budgeting, forecasting, variance analysis, and expense control
- Working knowledge of New York residential tenancy law including non-payment proceedings and evictions
- Proficiency in Yardi, RealPage, AppFolio, or a comparable property management platform
- Strong organizational skills with consistent follow-through and the ability to work independently under ownership oversight
- Leadership presence - you can develop people, hold standards, and navigate difficult situations with composure
Nice to have
- Experience with co-living, furnished apartments, or flexible housing models
- Bilingual skills - a genuine plus given the diversity of the resident community
