Come join our team as a Property Manager at Blue Butterfly in San Pedro, CA. The Property Manager oversees the daily operations of the entire property or properties, including staff supervision, building maintenance, administrative duties for internal and external agencies, and maintaining positive resident relationships. The role also provides support to other assigned properties and coverage when needed.

Pay

Salary: $80,000-$82,000 based on years of experience.

Schedule

Shift: 8:30am-5:00pm Monday-Friday.

Requirements

  • Low-Income Housing Tax Credit experience
  • HUD Project-based and/or HUD Prac experience
  • High School diploma or equivalent
  • At least 5 years of property management experience
  • Fair Housing Certificate and awareness of fair housing laws

Preferred Skills

  • Professional certification (CMH, ARM, CAM, RAM)
  • Knowledge of regulations, acts, and guidelines pertaining to conventional properties
  • Basic computer operations and data entry
  • Strong communication and resident/employee relations
  • Familiarity with local fair housing laws and the HUD 4350.03 Guide

Responsibilities

  • Accomplish financial objectives by collecting rent, processing invoices, scheduling expenditures, and initiating corrective action
  • Conduct expenditure forecasting and prepare draft of annual budget
  • Evaluate rental rates and complete market studies bi-annually
  • Maintain office and resident files in accordance with state and federal guidelines
  • Maintain property, fill vacancies, enforce leases, and secure premises
  • Manage waitlists, show vacant units, and ensure other sites maintain accurate waitlists
  • Inspect property daily, record inspections, and process work orders for repairs
  • Forecast and plan for needed repairs and replacements
  • Hire, train, supervise, and conduct performance appraisals for staff
  • Approve time sheets and ensure accurate time card entries
  • Submit required reports to management agents or government agencies
  • Market the property in compliance with Fair Housing Regulations
  • Manage social networking websites and establish lease-up goals
  • Work with the Regional Housing Manager on contracts, budgets, and quality standards
  • Resolve tenant complaints and enforce occupancy rules
  • Accept ownership for new requests and explore opportunities to add value
