About the Role
Manages the day-to-day operations of an assigned property, including team members, daily activities, and resources to achieve established budgeted financial and operational goals. Ensures compliance with Company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi-family housing operations.
Responsibilities
- Provides input into the development of property budgets by analyzing financial statements, reviewing marketing information, and accessing operational reports.
- Meets targeted revenues by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and preparing monthly financial status reports.
- Approves vendor, contractor, and service provider invoices for payment by reconciling work performed, verifying certificates of insurance, and coding charges appropriately.
- Controls expenditures by adhering to the approved budget and managing the petty cash fund.
- Oversees lease enforcement, including approving resident applications, renewals, conducting apartment inspections, evicting residents, and collecting late fees.
- Analyzes market and economic trends to implement marketing and leasing strategies for occupancy and revenue goals.
- Promotes resident satisfaction and retention by addressing complaints, questions, and service issues promptly.
- Ensures maintenance team compliance with Company standards for service requests.
- Conducts regular property inspections to maintain safety, cleanliness, and appearance standards.
- Supervises property staff through hiring, training, and performance management in line with Company policies.
- Assists in managing client/owner relationships through meetings, property tours, and performance updates.
- Supports other properties as needed, including training team members and offering guidance.
- Completes accounting, financial, administrative, and other reports as assigned.
- Monitors and ensures compliance with regulatory requirements and operational processes.
- Reports safety issues, equipment malfunctions, or accidents promptly.
- Identifies areas for improvement and suggests efficiency or profitability enhancements.
- Stays updated on industry trends through training, meetings, and other information sources.
Requirements
- High School diploma, GED, or relevant employment history demonstrating property management, sales, marketing, and customer service experience.
- Valid driver’s license (required for golf cart operation on property).
- All licenses and certifications required by State and Local jurisdictions.
Skills
- Strong communication skills to comprehend legal documents, explain apartment features, and address resident questions.
- Proficiency in Internet, word processing, spreadsheet, and database management programs.
- Experience with property management software (preferably Yardi and/or OneSite).
- Mathematical skills for financial records, budgets, and fiscal reporting.
- Management and supervisory skills to lead, evaluate, and direct team members, including maintenance specialists.
Working Conditions
- Office environment with frequent exposure to outside elements (temperature, weather, odors, or hazardous landscapes).
- Ability to access all property areas, including exteriors, interiors, and amenities.
- Must stand, walk, or sit for extended periods.
- Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Flexible work schedule with availability via phone/email at all times (except approved time off).
- Routine local travel for bank deposits, training, or other responsibilities.
