About the Role
Van Metre is seeking a detail-oriented, self-starting Property Manager to work on-site at our residential property in Burlington or Greensboro, NC. The ideal candidate will possess strong operational, customer service, and sales skills, and will be responsible for maximizing property occupancy, managing maintenance, and ensuring the care of the physical asset. Under the direction of the Regional Manager, you will oversee budgeting, expense control, and revenue generation.
Responsibilities
- Manage service and leasing team
- Supervise the team to ensure Van Metre standards and market-ready inspections are completed effectively
- Train, coach, and mentor team members
- Ensure a high standard of customer service to current residents and prospects
- Prepare annual budgets and quarterly forecasts
- Assist in developing pricing and concessions for the current market
- Monitor sales activity and marketing efforts
- Assist with monitoring property income and budgets
- Hold daily/weekly meetings with leasing and maintenance team members
- Prepare maintenance bids and contract negotiations
- Compile information for financial reports
- Monitor property income and expenses
- Stay up-to-date on local and federal fair housing and Landlord Tenant Laws
- Monitor account receivables for current and prior residents
- Follow through on eviction processes when necessary
- Oversee completion of all necessary paperwork and reports
- Perform deposit accounting for move-outs
- Regular follow-up and assistance on leads
- Prepare sales administrative reports (e.g., Monday report)
- Monitor lease renewals
- Complete other tasks assigned by the Regional Manager
Requirements
- 2+ years’ prior experience in property management, preferably at an Assistant Property Manager or Property Manager level
- Strong operational leadership skills
- Yardi software and Microsoft Office Suite experience preferred
- Prior experience with financial competencies and budgeting
- Goal-oriented mindset with excellent customer service, organization, and communication skills
- Excellent written and verbal communication skills
- Ability to interact with residents and customers in a professional manner
Schedule
Monday–Friday, 9:00 AM–6:00 PM. Weekend work may be required when necessary.
Pay
Salary: $60,000–$62,000 per year. Annual bonus potential: $5,000, paid quarterly. Additional renewal and leasing commissions.
