Property Manager

Lead the Turnaround. Restore Stability. Drive Results. Hickory Hills is undergoing a full operational reset, and we’re seeking an experienced, hands-on Property Manager to lead the transformation. This is not a traditional property management role. We need a decisive leader who can quickly establish structure and accountability, improve collections and occupancy, restore property conditions, and build sustainable operations that strengthen the community and increase NOI. What You’ll Do Take ownership of day-to-day property operations and establish clear standards and accountabilityAggressively address delinquency and aged receivables while managing lawful eviction processes when necessaryRebuild occupancy through effective leasing, renewals, resident screening, and local marketingEnforce lease terms, company policies, and community standards consistently and fairlyLead maintenance staff, vendors, contractors, work orders, and unit make-readiesConduct regular property inspections and prioritize safety issues and deferred maintenanceMaintain accurate resident ledgers, unit availability, leasing activity, and documentationManage operating expenses and track collections, occupancy, and property performanceUtilize Entrata for leasing, accounting, work orders, documentation, and reportingPartner closely with ownership and corporate leadership to improve operational and financial performance What You Bring 5+ years of multifamily property management experienceProven success stabilizing distressed or underperforming propertiesStrong experience with collections, delinquency management, and evictionsExperience overseeing maintenance, vendors, repairs, and capital projectsProficiency with Entrata, Yardi, RealPage, or a comparable PMSKnowledge of Fair Housing and landlord-tenant lawsStrong leadership, organization, and conflict-resolution skillsAbility to work independently, make difficult decisions, and drive resultsHigh school diploma or equivalentPreferred: Experience with value-add, repositioning, workforce housing, or Class B/C communities. Bilingual English/Spanish is a plus.
