Responsibilities
- Develop and execute the property’s Annual and 90-day Marketing + Leasing Plans in collaboration with the Marketing Department.
- Coordinate and disseminate timely communication for scheduled events.
- Provide continual sales and leasing training to staff and make recommendations to improve programs.
- Prepare regular market surveys and shop competition.
- Review rental applications and lease forms for accuracy and compliance.
- Prepare the property’s annual budget and monitor budget performance.
- Assist with monthly financial accounting, reporting, and explanation of variances.
- Prepare purchase orders, input invoices into Entrata, and report payroll information.
- Supervise inventory of equipment and supplies and manage petty cash.
- Provide leadership to staff and residents, ensuring alignment with company procedures and owner goals.
- Maximize NOI and drive new revenue streams to exceed goals.
- Ensure resident retention programming (SUN® program) is executed consistently.
- Maintain accurate resident files and administer rent collection programs.
- Manage resident complaint logs, move-ins, and move-outs.
- Conduct regular inspections of the physical plant and ensure corrective action for deficiencies.
- Audit service requests and evaluate maintenance operations for cost efficiency.
- Supervise vacant apartment make-ready procedures and direct maintenance staff.
- Train staff on company operating procedures, policies, and Entrata.
- Ensure staffing levels align with business needs and manage personnel activities (scheduling, payroll, discipline).
- Conduct employee performance evaluations and manage hiring/terminations.
- Actively participate in and enforce the Pure Safety Program, including safety inspections and accident investigations.
- Conduct regular safety meetings and ensure compliance with safety policies.
Requirements
- College degree or applicable work history.
- 5+ years of experience in residential property management.
- Proficiency with software such as Entrata and CRM.
- Professional designations (e.g., CPM, ARM) preferred.
- Light lifting and carrying as part of physical requirements.

Pay
Approximate salary: $90,000 annually plus Bonus Program.
Schedule
Full Time; Monday - Friday, 9:00 AM – 5:00 PM (evenings and weekends as needed).
