About the Role
We are seeking a Property Manager to join our team at The Kensington at Halfmoon, a professionally managed multi-family community in Clifton Park, NY.
Responsibilities
- Marketing + Leasing:
- Create the property’s Annual and 90-day Marketing + Leasing Plans in collaboration with the Marketing Department.
- Execute Marketing + Leasing Plans and coordinate timely communication for scheduled events.
- Provide sales and leasing training to staff and recommend improvements to programs.
- Prepare regular market surveys, shop competition, and review rental applications and lease forms for accuracy.
- Prepare weekly and monthly reports.
- Financial Reporting + Control:
- Prepare the property’s annual budget in collaboration with the Regional Manager and Property Accountant.
- Monitor budget performance, report variances, and assist with monthly financial accounting.
- Prepare purchase orders, input invoices into Entrata, and report payroll information to Corporate HR.
- Supervise inventory of equipment and supplies and manage petty cash.
- Site Activity + Resident Management:
- Provide leadership to staff and residents, ensuring adherence to company procedures and professional standards.
- Work with the Regional Manager to maximize NOI and align operations with owner goals.
- Drive new revenue streams to exceed goals and ensure high resident satisfaction through retention programs (SUN®).
- Maintain accurate resident files and administer rent collection programs.
- Manage resident complaints, move-ins, move-outs, and ensure proactive communication among staff.
- Maintaining Physical Asset:
- Evaluate maintenance operations for cost efficiency and conduct regular inspections of the physical plant.
- Audit service requests, review maintenance work, and adjust schedules as needed.
- Approve decisions for repairs, replacements, or improvements aligned with the capital improvement plan.
- Inspect vacant apartments, common areas, grounds, and building exteriors.
- Supervise vacant apartment make-ready procedures and direct maintenance staff on repairs and supplies.
- Staff Training + Development:
- Train staff on company operating procedures, policies, and Entrata software.
- Ensure consistent staff training and compliance with safety programs (Pure Safety).
- Uphold standards for employee training and industry-specific certifications.
- Human Resources + Personnel Management:
- Ensure staffing levels align with business needs and supervise on-site personnel.
- Manage scheduling, time and attendance, payroll, and progressive discipline.
- Conduct performance evaluations, recommend promotions/salary increases, and hire/terminate employees per guidelines.
- Pure Safety Program:
- Actively participate in and enforce safety and health programs.
- Conduct regular safety inspections, resolve unsafe conditions, and ensure compliance.
- Investigate accidents, complete reports, and conduct safety meetings to promote awareness.
- Implement specific safety programs (e.g., hazard communication, bloodborne pathogens, forklift safety).
Requirements
- 5+ years of experience in residential property management.
- Proficiency with software such as Entrata and CRM.
- College degree or applicable work history.
- Professional designations (e.g., CPM, ARM) preferred.
- Supervisory experience with leasing and maintenance staff.
- Light lifting and carrying as part of physical requirements.

Pay
Approximate salary: $75,000 annually plus Bonus Program.
Schedule
Full Time; Monday - Friday, 9:00 AM – 5:00 PM (evenings and weekends as needed).
