About the role
Leumas Residential is seeking a Property Manager to oversee all aspects of community operations.
Responsibilities
- Administer and maintain all phases of the community operations.
- Personnel functions, community maintenance, monitoring market conditions, budget control, advertising, and resident relations.
- Effective in resident relations and resolution of resident issues.
- Weekly/monthly reports, including rent and security deposit management.
- Maintain office systems, record-keeping, and clerical duties.
- Meet owners' and residents' expectations.
- Initial Asset Take-Over Responsibilities:
- Vendor confirmation, rent roll submission, and reporting.
- Unit inspections, rental rate summaries, and building/unit summaries.
- Disability compliance, and initial inspections.
- Personnel Supervision:
- Hiring, training, evaluating, and supervising employees.
- Counseling, coaching, and performance reviews.
- Handling disciplinary actions, preparing counseling summaries, and communicating with the Property Management Coordinator.
- Community staff meetings, developing a team, and selling quality and professionalism.
- Preparing and conducting payroll and maintaining attendance records.
- Marketing and Leasing:
- Support overall marketing efforts, analyze market conditions, and develop leasing programs.
- Monitor leasing staff performance, close ratios, and resident retention/renewal programs.
- Review and approve resident applications, renewals, and increase recommendations.
- Ensure deposit-to-show ratio, recommend additional training, and communicate with the Property Management Team.
- Maintenance and Accounting:
- Prioritize and monitor daily activities, service requests, and capital improvements.
- Respond to maintenance requests promptly, follow up on emails and calls, and inspect units.
- Prepare and submit invoices, security deposit transmittals, and collect payments.
- Code and approve invoices and work orders, and follow the community budget.
- Assist with lease administration, maintain legal records, and ensure compliance with policies and procedures.
- General Duties:
- Comply with Leumas Residential and HUD policies, understand fair housing principles, and apply state landlord-tenant laws.
- Maintain open and transparent communications, assist other employees, attend community activities, and represent the company professionally.
Requirements
- High school diploma or equivalent required.
- College degree or related coursework preferred.
- Minimum of two years of residential or commercial property management experience preferred.
- Excellent communication, organizational, and leadership skills necessary.
- Computer literacy required.
- Experience with property management and accounting software.
- Reliable vehicle and proof of liability insurance.
- Bondable and valid driver's license.
