Primary Role
The Property Manager is responsible for leading all aspects of on-site operations while delivering an exceptional resident experience, maintaining strong occupancy, developing high-performing teams, and ensuring efficient property operations. This role balances leadership, leasing, financial management, resident relations, maintenance coordination, and compliance to achieve operational and financial goals.
Key Responsibilities
- Leasing & Occupancy
- Lead all leasing activities to achieve occupancy and revenue goals.
- Review rental applications in accordance with company screening standards.
- Manage lease renewals and resident retention strategies.
- Maintain model units, amenity spaces, and the leasing office.
- Monitor market conditions and competitor activity while recommending leasing initiatives.
- Resident Experience
- Serve as the primary point of contact for resident concerns and escalated issues.
- Foster positive resident relationships through professional communication and responsive service.
- Coordinate resident events and community engagement initiatives.
- Enforce lease agreements and community policies fairly and consistently.
- Create a seamless move-in and move-out process.
- Financial Management
- Monitor rent collections and manage delinquency in accordance with company policies.
- Submit, code, and track invoices while maintaining budget awareness.
- Aid in annual budgeting and monitor operating expenses.
- Identify opportunities to improve operational efficiency and support property financial performance.
- Team Leadership
- Lead, coach, and develop on-site team members, including leasing, maintenance, and cleaning staff.
- Foster a positive, accountable, and customer-focused culture.
- Coordinate staffing schedules and daily priorities.
- Participate in hiring, onboarding, training, coaching, and performance evaluations.
- Property Operations
- Partner closely with maintenance teams to ensure timely completion of work orders.
- Coordinate unit turns and apartment readiness to support leasing goals.
- Monitor property appearance, curb appeal, and common areas.
- Ensure preventative maintenance schedules are completed.
- Coordinate vendors and assist with property improvement projects as needed.
- Compliance & Administration
- Maintain accurate resident files and property records within AppFolio.
- Ensure compliance with Fair Housing laws, company policies, and applicable local, state, and federal regulations.
- Complete required inspections, registrations, and compliance documentation.
- Follow company Standard Operating Procedures (SOPs) and maintain accurate reporting.
- Communicate regularly with Regional Managers regarding property performance, staffing, resident concerns, and operational priorities.
- Respond appropriately to emergency situations and participate in the on-call rotation when assigned.
- 2+ years of property management or residential housing operations experience preferred.
- Strong leasing, sales, customer service, and leadership skills.
- Working knowledge of budgeting, rent collections, and delinquency management.
- Excellent communication, organization, and conflict resolution abilities.
- Experience supervising and developing teams.
- Proficiency with property management software (AppFolio, Yardi, or similar preferred).
- High school diploma or equivalent required; associate or bachelor's degree preferred.
- Salary Range: $55,000–$75,000 annually, based on experience and property size.
