5755 Hermann Park is seeking an experienced Property Manager to lead our team at our 193-unit, Class-A, mid-rise community. This role requires dual AM/PM duties and includes working the 1st Saturday of each month (10am-5pm).

About the Role

A Property Manager at SYNC Residential is responsible for ensuring the community operates at peak readiness while maintaining high occupancy levels, resident satisfaction, and efficient work order management. This role involves strategic property investment management, team leadership, and close collaboration with corporate and executive teams.

Responsibilities

  • Conduct daily community walks to ensure peak readiness, curb appeal, and immediate action on unsatisfactory conditions.
  • Lead coaching sessions with team members to maintain closing ratios, occupancy levels, resident satisfaction scores, and efficient work order management.
  • Manage all on-site team members in human resources functions, including hiring, training, performance reviews, and personnel file maintenance.
  • Schedule and supervise maintenance staff performance and vendor services, including unit turns, inspections, and safety/OSHA compliance.
  • Track and report all community utility management processes, invoices, and budget variance notes.
  • Oversee occupied maintenance to ensure timeliness, quality of work, and resident satisfaction.
  • Approve all lease paperwork, including applications, move-ins, move-outs, renewals, and ensure a 50% sales closing ratio is consistently attempted.
  • Perform leasing consultant duties as needed, including walking move-ins with residents to ensure satisfaction.
  • Collect, record, and deposit property income accurately and implement legal collection procedures on delinquent accounts.
  • Maximize fair security deposit deductions from vacating residents and represent the property in legal matters regarding resident issues.
  • Approve all invoices for goods or services and ensure efficient office workflow and reporting.
  • Administer company policies and procedures, complete required reports, and update company manuals as necessary.
  • Develop and implement marketing strategies, oversee leasing procedures, and encourage lease renewals and rent increases.
  • Oversee contract services, track the purchase and installation of new appliances and HVAC units, and communicate property needs to supervisors.
  • Track and submit employee bonuses and lease commissions, and complete timesheet auditing for payroll.
  • Actively seek competitive pricing for goods and services and ensure all reports and forms are submitted accurately and on time.

Requirements

  • High school graduate or GED equivalent.
  • Proficient in Microsoft Office.
  • A minimum of two years of experience in a Property Manager role.
  • Excellent oral and written communication skills.

Schedule
