About the role

Omninet is seeking a business- and financially-minded, customer-centric candidate with 5+ years of commercial real estate experience to operate in a hands-on, fast-paced environment. The role involves direct interaction with managing partners, executives, tenants, and outside vendors, offering hands-on experience in acquisition and post-acquisition project management within a thriving, diverse, and entrepreneurial investment firm.

Responsibilities

  • Oversee day-to-day operations of each property in the portfolio and supervise staff (property management, maintenance, security, and janitorial), assigning performance goals and ensuring their completion.
  • Manage and lead a team, including recruitment, onboarding, supervision, scheduling, training, development, evaluation, and disciplinary action.
  • Work closely with the Lead Engineer to ensure smooth property operations and address building issues and repairs.
  • Maintain an excellent tenant experience, representing Omninet professionally through tenant relation events, newsletters, memos, and handbooks.
  • Respond to tenant needs and ensure prompt resolution of problems by administrative and technical staff.
  • Ensure compliance with policies, procedures, regulations, and contractual obligations.
  • Conduct regular property inspections and recommend alterations, maintenance, and reconditioning as necessary.
  • Coordinate and supervise vendor services.
  • Coordinate tenant move-ins, move-outs, and "walk-through" spaces.
  • Review and submit tenant move-out financials in a timely manner to Corporate for processing according to the tenant’s lease.
  • Act as the primary contact with property owners to ensure objectives are met.
  • Prepare and deliver timely, accurate, and complete reports.
  • Develop and control annual budgets for operating and capital expenses.
  • Forecast management plans and prepare monthly performance reports, explaining variances.
  • Work with Property Accountants to ensure accurate accounting deliverables such as monthly accruals and operating statements.
  • Ensure new leases and lease amendments are entered into Yardi accurately and maintain an up-to-date rent roll.
  • Collect rent and pay expenses per lease terms.
  • Prepare all required legal notices and coordinate legal action as needed.
  • Review, reconcile, and analyze tenant rent and Common Area Maintenance (CAM) recovery charges.
  • Enforce that all vacant space is in “market ready” condition.
  • Enforce rules and regulations of the property and lease agreements.
  • Conduct new tenant orientation.
  • Develop business relationships through memberships and participation in professional, industry/trade, and civic organizations.
  • Provide formal supervision to individual employees, including recruitment, selection, promotion, corrective action, and termination.
  • Plan and monitor appropriate staffing levels and utilization of labor.
  • Handle performance appraisals for staff and mentor team members to develop proficiencies.
  • Maintain a strong understanding and familiarity with all Omninet SOPs and operating philosophies.
  • Model behaviors consistent with the company's values.

Requirements

  • Bachelor’s degree from an accredited college or university.
  • 5+ years of experience in Commercial Property Management.
  • Bilingual (Spanish) is a plus.
  • Excellent written and verbal communication skills.
  • Strong interpersonal and analytical skills.
  • Ability to provide efficient, timely, reliable, and courteous service to customers.
  • Ability to effectively present information and respond to critical issues.
  • Conduct high-level financial analysis.
  • Ability to comprehend, analyze, and interpret intricate documents.
  • Ability to resolve problems involving several options.
  • Intermediate to expert computer skills, including proficiency in Microsoft Office, Excel, and Word.
  • Commitment to values and strong business ethics.

$70,000–$85,000
