About the Role
NP Dodge Management Company, named 2025 Property Management Company of the Year, is seeking a Property Manager for a multi-site property with great upward mobility. The company specializes in multifamily and commercial real estate management, representing over 4,500 multi-family homes and 3.5 million sq. ft. of medical, office, retail, and storage facilities across Nebraska and Iowa. Job Summary
The Property Manager, under the supervision of the Regional Manager, is responsible for the day-to-day operations of an individual apartment community. This position requires the leadership to effectively operate the property to meet ownership's goals and objectives.
Responsibilities

- Manage day-to-day operations of the assigned property, including maintenance, leasing, and grounds
- Lead, train, and manage office staff to achieve operational excellence and remain compliant with company policies and procedures and all applicable regulations and standards
- Communicate regularly with Regional Manager regarding property updates, issues, and personnel concerns
- Ensure bank deposits, credit card utilization, rent collection, and delinquency procedures are executed and documented per company policy
- Handle tenant complaints and issues promptly and professionally; collaborate with Regional Manager as needed to resolve
- Oversee the completion of new rental agreements and the associated verification processes
- Adhere to established office hours and ensure staff coverage is maintained
- Complete regular property inspections to ensure property meets health and safety regulations and maintains high standards of property upkeep and curb appeal
- Maintain records for service orders and repairs for the property
- Assist with service contracts with outside vendors, contractors, and suppliers
- Oversee maintenance schedules and preventative maintenance work
- Maintain an inventory of all equipment and furniture including lawn service equipment, tools, office, and clubhouse furniture
- Ensure compliance with all local, state, and federal regulations, including Fair Housing, EPA, and OSHA standards
- Maintain reasonable and reliable attendance and timeliness when reporting to work and completing work
- Interact well with others
- Perform other duties as assigned
Qualifications
- High School diploma or equivalent
- Prior experience in property management, customer service, or related industry required
- Experience in property management in a lead or supervisor role preferred
- CPM® designation preferred
Skills
- Working knowledge of accounting, leasing, maintenance, and resident retention policies and programs
- Ability to earn the ARM Certification
- Knowledge of property management software systems and technology solutions
- Proficiency with Microsoft Office – Outlook, Excel, Word, and PowerPoint
- Ability to prioritize tasks, stay organized, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment
Physical Requirements
- Ability to withstand physical activity and navigate the property including walking, lifting, sitting, bending, twisting, climbing, reaching, flexibility, mobility, and standing for extended periods of time
- Maintain a valid driver's license and reliable transportation for travel between properties
- Ability to regularly work in weather conditions (heat, rain, snow, ice, etc.)
