Responsibilities
- Aid in establishing positive relationships with the owner by being proactive and responsive to their needs and requests.
- Collaborate with senior management to understand and align with the client's goals and objectives for the real estate assets.
- Develop and implement recommendations to enhance the property's performance towards achieving the owner's objectives.
- Create and update services to exceed client expectations.
- Create and implement staffing plans and job descriptions for assigned sites, promoting continuous education for all on-site personnel.
- Prepare and review the annual operating budget and monthly financial reports.
- Review and approve lease reconciliations and estimates.
- Prepare employee evaluations and make recommendations for promotions and compensation.
- Develop and oversee resource plans for project delivery, ensuring compliance with standards and meeting customer requirements.
- Review and approve lease abstracts and final document outputs.
- Review and supervise accounting output prepared by the accounting department.
- Perform weekly site visits to review policies, personnel performance, and approve invoices.
- Conduct quarterly inspections of all properties within the portfolio.
- Engage in short and long-range planning for all properties assigned.
- Maintain compliance with fire, life safety, and other safety programs under the Environmental Health and Safety Act.
- Present a positive image in all interactions both internally and externally.
- Contribute to proposal efforts and develop outstanding service programs for clients and tenants.
- Support leasing objectives through market surveys, pricing recommendations, and broker rapport.
Qualifications
- Bachelor’s degree in business or related field.
- RPA and CCIM or CPM certification required.
- Minimum of 8 years’ experience in property operations.
- Knowledge in all aspects of business, including leasing and construction management.
- Experience managing a portfolio of five or more projects with direct reports.
- Valid real estate license in states requiring it.
Other Job Functions
- Provide input to proposal efforts with senior management.
- Work closely with management to ensure the property(s) operates as a profit center or expense control for ownership.
- Conduct market surveys, recommend pricing, develop marketing programs, and establish broker rapport in support of leasing objectives.
Pay
The expected base salary for this position ranges from $85,000 to $95,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
