About the role
Our client, a vertically integrated multifamily developer and long-term holder (~1,000 units), is seeking an experienced, on-site Property Manager for a Carlisle, PA community. This opportunity involves managing a stabilized 135-unit property while overseeing the construction and eventual lease-up of a new 121-unit building next door. The role offers long-term stability, as the asset is in an opportunity zone with a planned 10+ year hold.
Responsibilities
- Manage day-to-day operations of the existing 135-unit stabilized community, including occupancy, retention, staff, and budget
- Operate alongside active construction of a new 121-unit building on the same site (delivering in roughly 12–16 months)
- Partner with the broader team to plan and execute a successful lease-up once the new building comes online
- Own the property's P&L—understand it deeply, not just report on it
- Evaluate and make staffing and vendor decisions (e.g., hiring additional maintenance techs or bringing snow removal in-house vs. outsourcing)
- Supervise on-site maintenance and leasing staff
- Represent ownership on-site with a high degree of autonomy and accountability
Requirements
- 3–5+ years of conventional, market-rate multifamily property management experience (affordable/Section 8 experience alone does not meet this requirement)
- Experience managing a 200+ unit community
- A track record of strong resident retention
- Demonstrated P&L ownership and budget process experience—comfort reading a staffing model and assessing feasibility
- Experience supervising on-site maintenance and/or leasing staff
- Self-starter who thrives with autonomy—this role is largely independent day-to-day
- Comfort operating in a split environment: a running, occupied community alongside active construction
- Lease-up experience is a strong plus, though not required—you won’t lead it alone
- Hospitality industry background is a plus
- CAM or NAA certification is preferred but not required—experience matters more than credentials

Schedule
