What You'll Do
- Lead, mentor, and develop the on-site leasing, maintenance, and office teams.
- Maintain a highly visible presence throughout the community by conducting daily property walks, inspecting units, and engaging with residents.
- Foster a culture of accountability, urgency, and exceptional customer service.
- Ensure the community maintains outstanding curb appeal, cleanliness, and operational excellence.
Leasing & Resident Experience
- Drive occupancy through effective leasing strategies and revenue management.
- Maximize rental income while minimizing vacancy, concessions, and bad debt.
- Oversee the complete leasing cycle, including applications, resident screening, move-ins, and renewals.
- Build positive resident relationships while professionally resolving concerns and maintaining lease compliance.
- Stay informed on local market conditions, competitor activity, and leasing trends.
Financial & Asset Management
- Improve Net Operating Income (NOI) through expense management and revenue optimization.
- Prepare annual operating budgets and review monthly financial statements and variance reports.
- Recommend rental rate adjustments based on market conditions.
- Manage accounts payable, invoice approvals, coding, and vendor payments.
- Monitor community performance and identify opportunities for operational improvements.
Maintenance & Capital Improvements
- Oversee apartment turns to minimize downtime and maximize occupancy.
- Conduct regular property inspections and ensure maintenance standards are consistently met.
- Coordinate vendors, negotiate service contracts, and oversee third-party contractors.
- Respond quickly to operational challenges and emergency maintenance situations.
What We're Looking For
- 3+ years of experience as a Community Manager, Property Manager, or Apartment Manager overseeing conventional multifamily communities.
- Proven success managing challenging or value-add apartment communities.
- A leader who enjoys being present on the property—not someone who prefers staying behind a desk.
- Strong leasing, operations, budgeting, and financial management experience.
- Demonstrated ability to improve occupancy, resident retention, and overall property performance.
- Excellent communication, conflict resolution, and leadership skills.
- Experience supervising on-site teams and creating a positive, accountable culture.
- Knowledge of Fair Housing regulations and multifamily property management best practices.
- Experience with property management software such as Yardi, Entrata, RealPage, or similar platforms is preferred.
