Property Manager
About the Role
We are seeking an experienced, hands-on Residential Property Manager to lead a well-performing 390-unit, conventional market-rate apartment community in Margate, Florida. With occupancy consistently running at 93–95%, strong renewal performance, completed renovations, and a stable team, this is an excellent opportunity for a proven property management professional looking for a long-term leadership role.
This position is ideal for a bilingual Spanish-speaking property manager who enjoys being visible, engaged, and involved in the daily operation of a community—not someone who prefers to manage exclusively from behind a desk.
Responsibilities
- Lead and oversee the daily operations of a 390-unit residential apartment community
- Be a visible, hands-on presence throughout the property and regularly walk the grounds
- Work closely with leasing and maintenance teams to stay informed about property activity and resident needs
- Provide exceptional customer service and build positive relationships with residents
- Answer phones, assist residents, and step in to support leasing activities when needed
- Coach, support, and lead the onsite team while maintaining a collaborative work environment
- Monitor occupancy, renewals, leasing activity, collections, and overall property performance
- Ensure invoices and bills are reviewed and paid accurately and on time
- Utilize RealPage OneSite and property management software to manage reporting, operations, and community performance
- Communicate effectively with ownership/management and provide timely operational updates
- Maintain a high standard of curb appeal, resident satisfaction, compliance, and overall property presentation
- Identify issues proactively and take ownership of solutions before they become larger problems
Requirements
- 3–5+ years of residential property management experience, with at least three years in a Property Manager role preferred
- Experience managing a 300+ unit apartment community strongly preferred
- Background managing conventional, market-rate Class B/C multifamily communities
- Bilingual Spanish/English communication skills are required
- Strong leadership, organizational, and communication skills
- Comfortable working directly with residents, employees, vendors, and management
- Hands-on leadership style with the ability to jump in and help wherever needed
- Professional, polished, and well-spoken communication style
- Strong knowledge of day-to-day apartment operations, leasing, maintenance coordination, resident relations, and financial administration
- Experience with RealPage OneSite preferred; experience with comparable property management software will be considered
- Ability to analyze reports, stay organized, meet deadlines, and maintain accurate records
- A genuine interest in building a long-term career with a stable organization
A highly experienced Assistant Community Manager may also be considered for the opportunity if they have several years of experience successfully supporting a large community and are ready to take the next step into Property Management.
Team & Culture
This is a collaborative, in-office leadership position with a strong and stable onsite team. The Property Manager will work alongside leasing and maintenance every day and is expected to be actively involved in the community.
