Property Manager
About the Role
Our client is seeking an experienced Community Manager to lead operations at a stunning 300+ unit garden-style apartment community. The property is fully staffed, well-maintained, and offers an outstanding resident experience—but with occupancy currently at approximately 85%, they're looking for a proven leader who knows how to execute a successful lease-up and stabilization strategy. Key Responsibilities
- Lead the day-to-day operations of a 300+ unit multifamily community
- Develop and execute leasing and marketing strategies to increase occupancy and reduce vacancy loss
- Maximize rental revenue while controlling expenses and improving Net Operating Income (NOI)
- Supervise and mentor a fully staffed team of seven, including office and maintenance professionals
- Review market conditions and recommend pricing, concessions, and marketing initiatives
- Analyze monthly financial statements, prepare budgets, and monitor property performance
- Oversee accounts payable, vendor relationships, service contracts, and capital projects
- Ensure apartments are turned efficiently, minimizing vacancy and maintaining exceptional curb appeal
- Foster outstanding resident relationships by delivering responsive customer service and resolving concerns professionally
- Conduct regular property inspections to ensure the community remains in excellent condition
- Ensure compliance with company policies, lease administration, and fair housing regulations
Requirements
- 3+ years of experience as a Community Manager in multifamily property management
- Experience managing Class A or Class B apartment communities
- Demonstrated success improving occupancy, increasing leasing performance, and driving financial results
- Strong leadership skills with experience managing office and maintenance teams
- Financial acumen with experience preparing budgets, reviewing P&Ls, and managing operating expenses
- Excellent communication, organization, and customer service skills
- Ability to thrive in a fast-paced, performance-driven environment
