Property Manager

About the role

We are seeking an experienced Property Manager to oversee two conventional apartment communities totaling approximately 400 units in the Marlton, NJ market. This is an opportunity to join a stable, family-owned multifamily owner/operator with long-tenured employees, engaged ownership, and a high-performing on-site team already in place.

Responsibilities

• Lead the day-to-day operations of two conventional multifamily communities totaling approximately 400 units.
• Drive occupancy, resident retention, and financial performance while maintaining exceptional customer service.
• Manage budgets, monitor expenses, and maximize NOI through effective operational oversight.
• Supervise and support an experienced on-site team, including an Assistant Property Manager, Leasing Professional, and a long-tenured Service Manager.
• Ensure compliance with company policies, safety standards, and operational procedures.
• Partner with ownership on business planning, reporting, and property performance.
• Maintain strong vendor relationships and oversee capital and operational projects as needed.
• Foster a positive team culture while preserving the strong foundation already established.

Requirements

• 2+ years of experience as a Property Manager overseeing 200+ apartment units.
• Previous experience managing multiple communities is strongly preferred.
• Proven success in budgeting, financial management, occupancy, and resident satisfaction.
• Strong leadership skills with the ability to motivate and support an experienced team.
• Self-directed, organized, and able to operate with minimal supervision.
• Experience with Entrata is a plus, but not required.

• $85,000–$95,000 base salary
