Job Summary
Manages and directs the operation of properties to align with KWPM objectives. Requires certification and licensing as a Community Property Manager (CAM) by the State of Florida.
Essential Functions
- Communicate professionally with customers, board members, and vendors.
- Manage and operate properties, addressing issues and facilitating solutions.
- Prepare and distribute monthly financial statements, oversee cash management, and manage collections.
- Maintain property files and records, ensuring accuracy and completeness.
- Supervise on-site staff, motivate them, and enforce safety standards.
- Initiate contact with new residents, coordinate move-ins, and provide orientations.
- Prepare and present management reports, budget analyses, and bid evaluations.
- Ensure compliance with state and client policies, and maintain vendor certificates of insurance.
- Monitor contracts, update documents, and manage legal actions.
- Oversee maintenance logs, inventory, and preventive maintenance schedules.
- Process and respond to various applications and work orders.
- Manage cash flow and monitor aging reports.
- Organize and update Association communication materials.
- Attend and chair BOD meetings as needed.
- Manage time effectively and balance multiple projects.
- Upload and update documents into management systems.
- Monitor and update equipment maintenance logs.
Qualifications
- Strong customer service and management skills.
- Proficient in Microsoft Office applications.
- Florida CAM license.
- Valid FL Driver’s license.
