About the Role

Based in our corporate headquarters in downtown Indianapolis, the Property Manager has day-to-day responsibility for the Net Operating Income performance of an office and retail real estate portfolio. This role involves developing strategies to maximize the value of each asset through revenue enhancements, expense management, and sound operational practices. The Property Manager supervises external maintenance and property management personnel and works in a cross-functional team environment.

This role includes direct responsibility for managing the budgetary functions of assigned properties and holds fiduciary responsibility over all operational aspects. The Property Manager is authorized and expected to make key daily business decisions impacting the profitability of their property portfolio, including managing property operating budgets, marketing events, vendors (landscapers, maintenance, security, property management), temporary tenants, and analyzing tenant rent relief or terminations.

Responsibilities

  • Oversee day-to-day property management functions through internal or external property management/maintenance resources.
  • Prepare annual operating and capital expenditure budgets for each asset.
  • Manage capital and operating expense projects.
  • Act as a liaison with leasing, development, construction, and accounting departments on property-level matters, providing support to accomplish annual goals.
  • Develop and execute an annual business plan for each property, including expense reduction efforts (analysis of recovery, leakage, and tenant CAM caps) and revenue enhancement strategies (ancillary income opportunities).
  • Ensure each property meets or exceeds branding standards for appearance, cleanliness, sight lines, and signage.
  • Understand tenant financials and key business decision-making to improve the portfolio.
  • Manage tenant relations within the portfolio and serve as a joint venture liaison where applicable.
  • Serve as the primary risk manager at the property level, interfacing with internal employees, legal, and insurance carriers to monitor and reduce property-level risks.
  • Stay abreast of trends in the real estate industry and the retail sector, understanding changes in the investment climate and issues impacting retailers.

Requirements

  • Bachelor’s degree (B.A./B.S) from a four-year college or university preferred; or equivalent experience.
  • Minimum of 5 years of previous property management experience in commercial real estate.
  • Proficiency in communicating verbally and in writing to tenants, creating budgets, preparing management reports, and reviewing documents such as lease terms, CAM reconciliations, insurance requirements, and other commercial real estate documents.
  • Proficient in Microsoft programs (Outlook, Word, Excel, PowerPoint) and/or Mac OS.
  • Trainable on MRI and Salesforce.com.
  • Ability to travel to properties in the portfolio for routine onsite visits while maintaining responsiveness to tenant and departmental needs.
  • Strong financial skills, including analysis of tenant financial information, real estate investment return measures, and valuation analysis.

Recommended but not required: CSM, RPA, CPM, and/or CCIM designations in commercial real estate.
