Property Manager

About the role

Responsible for ensuring the efficient operation of the property under the direction of the Regional Manager. Oversee and manage the financial and operational components of the property. Achieve targeted resident satisfaction through customer service to attain greater resident retention.

Responsibilities

• Adhere to all Fair Housing laws.
• Collect and post rent daily for the property.
• Monitor delinquency.
• Communicate operational and financial risks to the Regional Manager and establish corrective action plans.
• Use effective methods for maintaining/increasing occupancy and income as approved by the Regional Manager.
• Use effective cost control by operating within budgets and obtaining correct expense approvals.
• Perform daily physical inspection of the property and direct supervision of maintenance employees.
• Approve all payables and work closely with Accounting to ensure timely payments.
• Implement and maintain a resident retention program (e.g., social service, activities, outreach marketing, or resident referral program).
• Oversee leasing of the property; ensure thorough supervision of the office so that all sales techniques and methods required by management are used effectively and professionally.
• Train and mentor team members to ensure they understand policies, procedures, and protocols to perform daily responsibilities.
