About the role
Hyperion Residential Group is hiring an on-site Property Manager to lead Seahawk Cove, a 48-unit, 144-bed student housing community in Wilmington, NC.
Responsibilities
- Drive leasing and occupancy
- Own the bed-by-bed leasing cycle — tours, applications, roommate matching, renewals, and pre-leasing campaigns — to hit occupancy and revenue goals.
- Lead marketing and outreach
- Promote the community through social media, campus partnerships, resident referrals, and on-site events that keep Seahawk Cove top of mind for students and parents.
- Deliver a great resident experience
- Build relationships with residents and guarantors, respond to concerns quickly, plan resident events, and drive retention and renewals.
- Manage the money
- Collect rent, manage delinquencies and accounts receivable, post charges accurately, and operate the community within its approved budget.
- Run the operation
- Supervise on-site leasing and maintenance staff, coordinate work orders and vendors, conduct regular property inspections, and keep curb appeal high.
- Own the turn
- Plan and oversee the summer make-ready turn so every unit is clean, repaired, and move-in ready for the fall.
- Stay compliant
- Follow Fair Housing, landlord-tenant law, and company policy in every interaction, and keep accurate resident and property records.
- Report to ownership
- Provide timely, accurate reporting on occupancy, financials, and community performance.
Requirements
- 2+ years of property management or leasing experience; student housing or multifamily experience strongly preferred
- A proven track record of meeting leasing, occupancy, or sales goals
- Supervisory or team-leadership experience
- Excellent communication, customer service, and problem-solving skills
- Strong organization and the ability to juggle leasing, operations, and finances at once
- Comfort with property management software (Entrata experience is a plus) and Microsoft Office
- Working knowledge of Fair Housing and landlord-tenant regulations
- Availability to work a flexible schedule, including some evenings and weekends during peak leasing season and the summer turn
Qualifications
- A high school diploma or equivalent required; bachelor’s degree a plus
- A valid driver’s license
- An active NC real estate license is a plus (not required to apply)

Schedule
Full-time, on-site at Seahawk Cove in Wilmington, NC. Expect a typical weekday schedule with added evening and weekend hours during peak leasing periods and the August move-in turn.
