Property Manager
About the Role
This position oversees the operation and financial success of Class A office buildings and amenities, including courtyard areas, ground-floor restaurants, and retail spaces. The Property Manager works with the property management team to elevate the workplace experience by designing and delivering best-in-class, memorable experiences through property-specific programming, brand promotion, local vendor partnerships, and fostering a sense of neighborhood. This role significantly enhances the customer journey and cultivates a collaborative, culture-centric environment.
Responsibilities
- Spearhead customer relations to promote open communication and trust between Highwoods and our customers.
- Drive customer and retail retention and increase overall satisfaction.
- Build strong customer relationships by proactively addressing inquiries and providing exceptional service.
- Review and approve all property invoices and submit for payment.
- Conduct regular property inspections to prevent problems and identify opportunities.
- Negotiate and manage vendor contracts.
- Manage capital improvement projects.
- Develop and implement ideas to maximize operating efficiency and financial performance.
- Research, prepare, and implement annual budgets, including operating expenses and capital expenditures.
- Adhere to company, division, and department policies, ensuring compliance with codes, regulations, and governmental directives.
- Review and monitor daily work order reports and weekly outstanding work orders.
- Initiate customer billings and handle collections as needed.
- Ensure optimal functioning of building systems (e.g., HVAC, fire/life safety, elevators, and security).
- Administer preventative maintenance programs in cooperation with the maintenance team.
- Coordinate customer move-ins and move-outs to promote positive relations and protect the property.
- Be actively involved in all suite improvement projects.
- Review and explain monthly operating expense variances.
- Review and understand leases related to the assigned portfolio.
- Coordinate customer projects and follow up on work requests.
- Prepare, update, and distribute on-call materials.
- Be available for rotating on-call duties and maintain active communication.
- Distribute annual customer surveys and implement response plans based on results.
- Adhere to OSHA requirements for the assigned portfolio.
- Manage property acquisitions and new property startups as needed.
- Assist in special department projects as required.
Requirements

Qualifications
- Bachelor’s degree is strongly preferred.
- 3+ years of experience in commercial property management, including retail/restaurant property management.
- Professional designation (CPM or RPA), attained or in progress, is desired.
- Budgeting and reporting experience.
- Proven experience managing capital improvement projects.
Work Environment
This job operates in an office setting and routinely uses standard office equipment such as computers, phones, and video conferencing tools. The role involves general office duties, including sitting, standing, walking, and using arms and hands to reach, type, and use a phone. The employee must be able to inspect all areas of the properties, including roofs and basements. May occasionally lift, push, or pull up to 10 pounds.
