Property Manager
About the role
A Property Manager Float is an experienced Property Manager responsible for the oversight of all operational and financial aspects of day-to-day operations for multifamily residential properties. This includes resident relations, financial operations, and property management. The role involves working with a variety of properties, setting and executing sales operations programs to achieve high resident satisfaction and retention, and staying current with Fair Housing and market trends to ensure compliance and maximize financial results.
The Property Manager will lead, train, develop, and support high-quality property teams to achieve resident objectives and financial goals for each assigned property.
Responsibilities
- Oversee the overall financial performance of each managed property.
- Implement and maintain an effective resident relations program to drive satisfaction and retention through superior customer service, proactive problem resolution, and property maintenance.
- Create and implement a property-specific marketing strategy to drive new resident pipelines, support the Goldmark brand, and increase retention.
- Assist with the leasing and renewal process in accordance with company procedures and Fair Housing requirements.
- Maximize net collected rent (NCR) for properties.
- Oversee vendor expenses to ensure timely processing, payment, and budget compliance.
- Assist with regular preparation of operational performance reporting, annual budgets, and presentations for assigned properties.
- Provide guidance on capital projects and rehab needs to enhance property value.
- Hire, train, develop, and lead team members to perform at their best, focusing on transforming the lives of those served.
- Serve as a mentor to support the growth and development of fellow team members.
Requirements
- 4-year degree in Business or a related field preferred; or 2-4 years of related experience and/or training; or equivalent combination of education and experience.
- High School Diploma or GED required.
- 2 or more years of leadership experience preferred.
- Prior property management experience in a multi-family environment preferred.
- Familiarity with federal, state, and jurisdictional laws and regulations concerning multi-family housing, Fair Housing, and team member safety.
- Certified Property Manager (CPM), Certified Apartment Manager (CAM), or Certified Apartment Leasing Professional (CALP) certifications preferred but not required.
- Proficiency with Yardi Property Management Software preferred.
- Valid driver’s license, vehicle, and vehicle insurance per company requirements.

Pay
Starting salary of $64,500 annualized, with potential for more based on experience. Inquire about the Incentive Plan for this role.
