About the role
With over 45 years of excellence in the Richmond area, Genesis Properties is seeking a dynamic, turnaround-minded Property Manager to lead Shockoe Valley View. Nestled in the Shockoe Valley neighborhood overlooking Shockoe Bottom, this community boasts stunning skyline views and an incredibly convenient location just minutes from VCU.
Responsibilities
- Positive Powerhouse: Inspire your team and help reset the tone for our residents with an upbeat and optimistic attitude.
- Community Cultivator (High EQ): Manage diverse resident needs with exceptional emotional intelligence, balancing empathy with firm policy enforcement to resolve conflicts, improve resident satisfaction, and build a positive community reputation.
- Property Logistics Expert: Be highly organized and adept at managing the logistics of a dynamic, multi-building property, including parking management, security protocols, and overseeing amenities like the pool and fitness center.
- Market-Savvy Strategist: Understand the competitive Richmond apartment market and market our unbeatable convenience to draw in new renters.
- Multi-Family Maestro: 5+ years of experience in multi-family property management, with a deep understanding of the industry.
- Leadership Luminary: 2+ years of leadership and supervisory experience with at least two team members, guiding and mentoring them to success.
- OneSite Whiz: Proficient in OneSite property management software, ensuring seamless operations.
- Financial Wizardry: Master revenue and expense control with a proactive approach to collecting on delinquent accounts and providing in-depth financial reporting.
- Budgeting Brilliance: Draft and develop the annual operating budget from the ground up in collaboration with the Regional Property Manager.
- Resident Relations Rockstar: Ensure residents receive a clean, well-maintained environment and resolve complaints swiftly and diplomatically to improve community morale.
- Marketing Marvel: Develop and implement creative marketing strategies to attract and retain residents, focusing heavily on our commuter-friendly location and proximity to downtown employers and universities.
- Operational Excellence: Oversee all aspects of property operations, including swift maintenance turnarounds, leasing, vendor management, and facility logistics.
- Team Empowerment: Conduct performance evaluations, make recommendations for salary increases and advancements, and foster a supportive and growth-oriented environment.
- Safety Sentinel: Immediately report and document accidents and emergencies, prioritizing the well-being and security of our community.
- Fair Housing Advocate: Uphold and enforce Fair Housing Act guidelines to create an inclusive and welcoming environment for everyone.
- High-volume Leasing: Guide your team through dynamic leasing periods with a proactive, results-oriented approach to maintain occupancy and ensure the community's financial success.
Requirements
- 5+ years of experience in multi-family property management.
- 2+ years of leadership and supervisory experience with at least two team members.
- Proficiency in OneSite property management software.

Pay
$70,000/year
Schedule
Full-time, in-person position, Monday through Friday, 8:30 AM – 5:00 PM (with some Saturdays depending on occupancy).
