Property Manager
ManagementFull-time
We need to output HTML fragment with sections: headings
for sections like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections with real specific content. Must not repeat job title. Must not include Job ID etc. Must preserve all substantive info, remove boilerplate (cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, application instructions). Must not create Pay/Schedule/Benefits sections unless posting actually states them. Let's see what the posting includes.

- Essential Duties And Responsibilities (list of duties)
- Qualifications And Skills (list)
- ENVIRONMENTAL AND PHYSICAL DEMANDS (list)
- Fogelman is a drug free workplace and Equal Opportunity Employer. Offers are contingent upon the successful completion of the pre-employment process which may include criminal background, motor vehicle reporting, drug testing, and reference checks. (This is boilerplate EEO etc, should be removed.)
We need to decide sections.
We have:
- About the role: could be the introductory paragraph(s) describing role, location, etc.
- Responsibilities: the "Essential Duties And Responsibilities" section.
- Qualifications: maybe "Qualifications And Skills" (or separate Qualifications and Skills). The instruction says use headings for sections like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We can combine Qualifications and Skills if needed, but we can also separate if content distinct. The posting has "Qualifications And Skills" heading. We could output Qualifications
and Skills
but we need to avoid thin sections. Better to combine into one section "Qualifications and Skills". However the instruction says we can use those headings; but we should only include a section when posting has real specific content. It does have qualifications and skills content. We could make one Qualifications and Skills
(though not exactly listed). But they said use for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). It's a list of examples, not strict requirement to use exactly those. We could use "Qualifications" and "Skills" separate if we split content. Let's see if we can split: Qualifications: years of experience, certifications, etc. Skills: communication, Yardi, etc. The posting lumps them together under "Qualifications And Skills". We could still separate but risk thin sections. Better to have one section "Qualifications and Skills". That is acceptable as a heading not exactly in list but still a heading. The instruction says use for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). It doesn't forbid other headings, but suggests those are typical. I'd stick to those typical headings. Could we map content to those headings? Let's try:
- About the role: introductory paragraph(s) about Fogelman hiring, location, ideal candidate, etc.
- Responsibilities: Essential Duties And Responsibilities.
- Qualifications: maybe the "Qualifications And Skills" but we could split: Qualifications: years of experience, certifications, etc. Skills: experience with Yardi, CRM, Yieldstar, communication, etc. But we need to avoid thin sections. However we have enough content for both.
Let's extract qualifications:
From posting:
"Five years of experience in on-site property management preferred.
Three years of experience as a property manager preferred.
Must have background in supervision and a successful track record of accomplishments.
Certified Apartment Manager (CAM), Residential Apartment Manager (RAM) or Certified Property Manager (CPM) certification preferred.
Depending on the property, a valid driver's license and automobile insurance may be required."
Also earlier: "The ideal candidate is a proven leader with a minimum of five years of multifamily experience, including at least three years as a Property Manager overseeing a 250+ unit conventional community."
"Experience with Yardi, CRM platforms, and Yieldstar is preferred."
"A valid driver’s license is required."
So qualifications: years experience, certifications, driver's license, etc.
Skills: "Strong communication skills, accurate monthly reporting, and a commitment to exceptional customer service are essential." "Experience with Yardi, CRM platforms, and Yieldstar is preferred." "excellent communication (verbal and written), relationship-building, and customer service skills." "Lease up or new construction experience with proven results preferred for new development properties." Also "Working knowledge of property management platforms (i.e., Yardi, Entrata, Yieldstar, CRM)." Also "Strong communication (verbal and written), relationship-building, and customer service skills." Also "Strong constant finger dexterity..." etc from ENVIRONMENTAL AND PHYSICAL DEMANDS maybe not skills.
We could put ENVIRONMENTAL AND PHYSICAL DEMANDS under a separate section maybe "Requirements"? But that heading is for requirements maybe. However we have "Requirements" as a possible heading. Could place physical demands there. But the posting includes "ENVIRONMENTAL AND PHYSICAL DEMANDS". That could be considered requirements. We could include a section "Requirements" for that.
Benefits: The posting lists many benefits: Competitive Biweekly pay + Quarterly Bonus, Monthly Cell Phone Allowance, Split Monthly Renewal Commissions, Housing Discount, Summer Incentive Program - incentives, lunch & perks, BCBS Health, Dental, Vision, Disability/Life Insurance, Matching 401K, Training, Career Development, Tuition Reimbursement, Recognition & Rewards through Awardco + Associate Appreciations & Incentives, $500 Associate Referrals, Employee Connect – resources for legal, financial & personal support.
Thus we have benefits content.
Pay: The posting mentions "Competitive Biweekly pay + Quarterly Bonus". That's pay info. Could we create a Pay section? The instruction says do NOT create Pay/Schedule/Benefits sections unless the posting actually states them. It does state pay (competitive biweekly pay + quarterly bonus). So we could include a Pay section. However we also have Benefits section that includes many other benefits. Could we separate Pay from Benefits? The instruction says prefer a few substantive sections over many thin ones. Having both Pay and Benefits may be okay if each has substantive content. Pay: just that line. Benefits: many items. Could combine Pay into Benefits? But they said we can include Pay section if posting states it. Might be okay to have both.
Schedule: The posting mentions "General Weekend work may be required." "Less than 5% overnight travel may be required." That's schedule info. So we could include a Schedule section.
Thus we could have sections: About the role, Responsibilities, Qualifications, Skills, Benefits, Pay, Schedule, Requirements (for physical demands). That's many sections but each has substantive content. However we need to avoid thin sections like "commensurate with experience". Our sections have content.
But we need to ensure we don't repeat content. Let's extract each.
About the role: combine first paragraph(s) up to before "Essential Duties And Responsibilities". Also include the Fogelman experience statement? That's more about company, could be part of About the role or Benefits? It's about company ranking and investment in associates; could be part of Benefits? Actually it's about company culture and benefits. Might fit under Benefits or About the role. But we already have Benefits separate. The Fogelman experience statement: "Fogelman Possesses Over 63 Years Of Experience And Was Ranked #2 In The Country As a Best Place To Work In Multifamily For 2026. We Invest In Our Associates With Competitive Biweekly pay + Quarterly Bonus Monthly Cell Phone Allowance + Split Monthly Renewal Commissions Housing Discount Summer Incentive Program - incentives, lunch & perks BCBS Health, Dental, Vision, Disability/Life Insurance Matching 401K Training, Career Development, Tuition Reimbursement Recognition & Rewards through Awardco + Associate Appreciations & Incentives $500 Associate Referrals Employee Connect – resources for legal, financial & personal support". That's mostly benefits and company info. Could be part of Benefits. So we could move that to Benefits.
Thus About the role: maybe just the initial description: "Fogelman is hiring an experienced Property Manager to lead the team at Carson Street Towers, located in the Overland Park area of Kansas City. The ideal candidate is a proven leader with a minimum of five years of multifamily experience, including at least three years as a Property Manager overseeing a 250+ unit conventional community. The candidate must excel in operational management, marketing and leasing strategy, financial understanding, and data interpretation. Strong communication skills, accurate monthly reporting, and a commitment to exceptional customer service are essential. Experience with Yardi, CRM platforms, and Yieldstar is preferred. A valid driver’s license is required."
Also maybe include the Summary paragraph: "Summary The Property Manager is fully accountable for all property operations. The purpose of this role is to effectively manage and coordinate employees, activities and available resources in order to accomplish property objectives as set forth by the Regional Vice President, ownership group, and Fogelman Properties. These objectives will include maximizing occupancy levels and property values." That could be part of About the role or Responsibilities. It's more about purpose; could be About the role.
Thus About the role includes that summary.
Responsibilities: the list under "Essential Duties And Responsibilities". We'll need to format as - items.
Qualifications: years experience, certifications, driver's license, etc.
Skills: communication, Yardi/CRM/Yieldstar, relationship-building, lease up/new construction experience, etc.
Benefits: list of benefits.
Pay: "Competitive Biweekly pay + Quarterly Bonus". Could also include Monthly Cell Phone Allowance? Actually that is part of benefits. But we already have Monthly Cell Phone Allowance in benefits list from the Fogelman statement. So Pay section could just be "Competitive Biweekly pay + Quarterly Bonus". That's thin but still substantive. Could we combine Pay into Benefits? The instruction says prefer a few substantive sections over many thin ones. Having a Pay section with just one line may be thin. Better to incorporate pay into Benefits. However they said do NOT
